They are always all sellers, especially. After all, you didn't pay any money. So, always take it as an experience. And just follow up on such offers. With the appropriate amount of caution & skepticism. But all of this helps you to orient yourself in this environment, in which you want to make the biggest investment of your life..

That is normal with brokers. When it gets concrete, they look for the currently best offers. I think it's good that you question the budget critically right from the start. 200,000€ is certainly much too low even for East Germany when taking additional building costs into account. Roughly, you can calculate about 2,000€ per sqm plus kitchen, landscaping, additional building costs, and land. A 120 sqm house would then rather be in the range of at least 300,000€ without land.

I am looking again for financial advice on a fee basis. Would that also make sense in advance?

My current thoughts on the approach are:
- Find and finance a developer-free plot of land without a time frame. Then build a house in a few years.
- If a good offer for an existing property arises -> buy a house.

Or none of this happens and we simply continue saving.

I find that very interesting, as opinions on that always differ greatly. We ourselves are not familiar with it yet, but their figure immediately seemed unrealistic to us.

The estimates vary greatly for good reason. You are far from 2000€ here at Lake Constance, even with the cheapest possible offer. The situation is a bit different in the East because craftsmen earn less there. We recently had a very concrete example in another thread, the same house from Town & Country, once with a base price of 190,000€ in the Dresden region and once for 230,000€ here. The equipment inside the house is always individual; a house built according to the Energy Saving Ordinance with a gas heating system results in completely different prices than a KfW40 house with a heat pump. Then there are the classics like tiles, floor coverings, 20 sockets per room, etc., all of which can save or cost a lot of money. It also depends on the specific plot of land. For example, a hillside location usually requires a basement and makes the whole thing expensive. More money must also be calculated for hillside reinforcement, earthworks, and landscaping in such a location.
