I would also like to throw into the room again that I am grateful for the exchange here and your opinions. We are not completely naive either, so we have not inquired anywhere or gone to a bank. For us, a house and the garden associated with it mean a piece of "freedom." It is a wish/goal and I mainly wanted to get input here.

In any case, keep in mind that these are catalog prices and you will never get this house for €230,000. However, that goes beyond the scope now and naturally goes into much more detail. However, there is very likely nothing under €300,000. Then your plot with 70k comes on top and the incidental costs with 60k. Additional costs etc. --> before you know it, you're at the €500,000 I already mentioned - you have to be aware of that.

I also think that in Saxony a house ready for occupancy for 300,000 EUR (possibly even 250,000 EUR) should be feasible, but of course plus additional costs. And those are a wildcard. If you have difficult soil conditions, they can easily get out of hand. I have a completely flat plot and still 6,500 EUR just for the foundation earthworks! And I didn't have any excavation removed because I hope to be able to distribute it later. Together with the earthworks for the utility connections, another 10,000 EUR could easily be added without personal contribution. And I have almost optimal conditions. So starting a conversation with 500,000 EUR to see if it would be possible is at least not a mistake. You can always aim lower when it gets a bit more concrete. Certainly possible with existing buildings as well.

Exactly, that's why the approach with 300k. In BaWü you can't even get a garden shed for that :D

I think with 500k total costs you're well off in Saxony.
