There are no apartments in Halle/Saale?! ... Don't take it the wrong way, but it's not such a cool city that housing could be scarce there ... Even here in the state capital, there is still enough housing, and not just for high earners like you ... But whatever ... I understand ... a house with a nice plot is of course a different story ... I am always pro-house too, but I still find the land quite expensive for the Saalekreis ... o.O Is it some kind of bomb plot?! ... How far will you have to commute then?! ... And even though full-time work with a child is rather common in the region, with two it will be a challenge, I think ... I already feel like a bad mother because I will work full-time and my partner will reduce his hours ... and our little girl is only three and a half months old ... and you both want to work full-time? ... even as a teacher, the day is still full ... and commuting is not to be underestimated ... do you have family and daycare nearby?! ...

Tell me, what do you spend your money on that you need 5k a month to "live"? o_O Your sentence above sounds very out of touch. You guys are doing great, I hope you're aware of that.

With 7.3k net, this statement already sounds provocative. Even on parental leave, what is the family income? 7.3/2 + 1.8 + 0.6 (child benefit and family allowance) = ~6k?
Please write something about the expense side so that we can understand it.

If you were able to close at dreamlike low interest rates a few years ago, then that is also a very valid strategy. However, I dare to doubt that you would have entered into such financing with current 3,x% interest rates. Someone here mentioned 3.8% interest rates, which would mean almost 2000€ interest costs per month to the bank for the OP, without repayment.

Several families with 2 children in Germany don’t even have 5k left over with 2 incomes.

Various? For a 4-person household with 2 children under 14, the median(!) net household income is 3,900 EUR.

Good morning,

I think the question of whether you can afford the installment cannot really be answered by the forum. But you could save the installment without the current loan every month for a few months and check if it is enough. If you then feel comfortable and say we can manage it, you start building.

We declined because a repayment rate under 3 percent would have simply cost too much interest.

Regards
