Hello!

Good day everyone. I am new here in the forum and would like to get straight to the point. I would like to put a floor plan up for discussion. It concerns the first floor and it should provide space for a family of four. The exterior walls are fixed, unfortunately also the size of the balcony. Likewise, the position of the staircase and the two load-bearing walls. What can be improved? To gain space and storage and possibly to create a walk-in closet for the bedroom? The exterior dimensions of the building are exactly 15*10m.

The floor plan is certainly not bad - but very open. Especially when you have teenagers, the bedroom really remains the only retreat. I also don't know what it's like when making spring rolls and fish sticks in the kitchen.

Do you want to have it open like this? It wouldn't even occur to me for an apartment, not with children... Neither babies, nor toddlers, children or teenagers...

Too little privacy for both adults and children and too loud for babies and toddlers... Situation 1: Baby sleeps in his room from 7 PM, you still have friends visiting, maybe with older children. What to do? Only whisper and tie up the children? Situation 2: You sit lightly dressed on the couch in the evening with a beer in your hand and your daughter/son come home from a party with a boyfriend/girlfriend... Could get embarrassing...

On the one hand, I also looked for the entrance and then read again that it is the upper floor of a two-family house? multi-family house?. In this respect, a few pieces of information could have been communicated more precisely. For example, to : What kind of building is it? What kind of windows are these? Wall dimensions are also quite helpful for an assessment. I could, for example, criticize that there is not enough closet space in the parent area. Is there otherwise any storage space? There is none at all on the living level. Why is the hallway so crooked and small? It could be planned a bit larger immediately without any effort. Who is this apartment supposed to serve? Are there slanted ceilings there that cannot be recognized so easily in this presentation? : In what kinds of apartments have you been involved that you consider these a "NoGo"? Around here, only such apartments are now sought after and built, in which open living with cooking is central, but in this area one sacrifices the view in favor of privacy at the couch. The privacy is then found in the bedrooms. Note: this is an apartment!!! One might even move out of it again when the children exceed the 150 cm mark...

Well, I don't follow every trend... At least not immediately. But I also think a reasonable hallway/entrance area belongs in an apartment. I have small children and simply couldn't imagine sitting on the couch in the evening with friends, chatting, laughing... And my boys should sleep behind a door or a wall... not possible!
