Do you mean something like this? Would the drainage points be roughly where marked (in red)?

Which one is your property now? I cannot find any with a width of 14.4m. Is there a plot plan for the notarized contract?

Does the slope on the property roughly correspond to the cross-section you showed?

With the 3 floors, in my opinion, you will have to enlarge the setback areas or dig the basement in more.

The regulation regarding retaining walls in the text section is very interesting. How a garage or CP is supposed to be placed on the boundary is very questionable or you have to come to an agreement with the neighbor.

Exactly, that is the slope.

What do you mean by the walls?
To the left of us 3163/12 is probably being built by friends. On the right it belongs to the city and will not be developed for the time being.

I would provide a minimal slope for a green roof.



The parapet then has a minimum of 40 cm and a maximum of 58 cm.

With a story height of 2.9 m, 6.5 m can be easily achieved.

If the retaining wall is higher than 1.00 m, it must be divided at a height of 1.00 m and the upper part set back by at least 0.50 m; the resulting step and the set-back retaining wall must be greened. If retaining walls are less than 0.50 m from a property boundary, they are only permitted up to a maximum height of 0.50 m.
