I was more referring to what is stated in the development plan.



Have you ever lived in a single-family house? Life takes place in the garden and on the terrace. Hence my suggestion to have living space in the basement.

What does your budget say about your project with 3 floors and a slope?

But the plot in the plan is 16 m wide.

That can’t be answered in such a general way. Is a photovoltaic system supposed to go on there? What does the development plan say about it?

The architect knows all the conditions and will plan it as best as possible. Such a narrow plot and your requirements call for an architect with plenty of experience with houses on slopes. This is neither a DIY job nor something to be recommended to a planner from the construction company.

I still miss almost everything as well. Half usage templates are of little use.

If the architect is smart, he will plan a "slope-following" pitched flat roof here with ascending parapets, whose eaves point and ridge point lie on opposite corners. Best case even with a diagonally calculable slope.

I will draw a parapet at 11 meters:

The parapet uses a little more than one meter of your total height. Rain downpipes will then be on the front left and right.
Better is a slope over the short side from east to west: shorter water paths and rain downpipes on the west side. It then does not interfere with the carport. Parapet a bit lower.

You should coordinate that, though: if you plan to construct two levels for example on the east, you will get a kind of niche at garden level because you have to catch the excavation towards the garden sideways to the neighbor again. That also applies to the west and even more so there.

From the balcony, it would go down into the garden (as planned).
Regarding the budget... I already have several offers for such a house on a slope with about 155m² living space EG/OG including a living/utility basement for around 550k€+- turnkey. The landscape gardener has also calculated the garden/driveway/etc., which will be around 50-60k€.

Yes, I also notice that an architect with experience is needed here. What can I imagine under a slope-following flat/shed roof? A shed roof that approximately follows the slope of the hill? I didn't find anything about this when Googling :(

Regarding the height at a 5° pitch, I also calculated. That is a 1m height difference. With, let's say, a 40cm roof thickness, another 1.4m would be added to the upper floor. Then we are definitely over 6.5m. I actually like the idea of going on the short side. Could one make a slope to the west & east here to save even more height, or would that be more expensive in terms of cost? How does it look with clearance distances then? Here, only the wall height is counted, right? According to §5(5) of the state building code, the raised roof structure is not included in the wall height.

Nowhere in any building code is there an obligation for a horizontal upper closure of the attica; it can (and in my opinion should here) follow the roof slope. Technically, we are talking about roughly one to two decimeters here to potentially enclose the construction height of the roofing including its battens.
