thank you very much for the suggestion, that already gives me a few ideas. We are aware of the issue of cost increases, we are planning a budget of around €700k. Our existing house has also experienced an increase in value in the meantime, and our income has increased significantly.
In our search for floor plans, we came across the following topic. Floor plan
At least the top part already looks very efficient. We would stretch the house somewhat in its entirety, then the rooms would be correspondingly larger.

The plot is approximately 19.87m wide, the building field approximately 17.54m deep, measured from the development plan. I will provide more precise data later.
The immediate neighboring building is a city villa built with 2 full floors; there are several like this in the development area. Whether they received permission by exemption or whether the development plan allows it through obfuscation, I would have to inquire. The following is stated there:


    [*]A maximum wall height (WH) of the main buildings of 6.5 m is permitted
    on the mountain side plots and 5.5 m on the valley side plots in relation to the respective access road, according to the usage template.
    The lower reference point is the street height in the middle of the outer property boundaries along the street front. The upper reference point of the specified wall height is the intersection of the exterior wall with the roof covering.

I think they just chose distances for the development plan. I measured 20m.

Have you checked with Town & Country? The attic looks quite usable there. Is the ridge direction specified?
