Take a photo (screen shot) of the relevant area in the survey plan. Then it can be read.
I'm still considering. Maybe split level is possible?
With a basement, you'll probably have to plan it that way. But you have already recognized the problem. How should the terrain be designed?
I don't see the house with the entire facility around it fitting the budget. Did the neighbor to the north build a bungalow or did he have a basement?
Is your plot one of the 3 remaining building plots?
I might have filled out the questionnaire a bit wrong. The budget is not fixed, it is not supposed to be the focus here, rather with which budget I have to reckon for which variant. The neighbor built a bungalow, but it is also a holiday home.
Currently, I have an offer for 460,000 for a reasonably suitable house + basement
Excavation of basement with a friendly excavation company about 15,000
First indication from the landscape gardener (based on my plan for variant 2: paving driveways, retaining wall next to the garage, lawn, terrace, garden edging) 60,000
Additional costs 20,000
Furnishing/kitchen 30,000
I could manage with that. But that would be the next step, if I then have doubts here I will open a thread in the financing section ;-) I am looking for input on what would be the smartest solution to accommodate basement, underground floor, and attic on the plot. Smart in the sense that the terrain costs don’t skyrocket, and the terrain can be designed well and is easy to maintain.
