The building structure is 11 m long and 6.5 m high. Now you might understand my inquiry. If you want to build as high as possible, you need 3 floors.

How is the view on the valley side and how far away is the development?

I find such a solution optimized. Basement living, upper floor sleeping. Then the questions about height do not even arise.

Only your parking space solution is very questionable. That requires massive retaining walls.

Are there guidelines in the development plan regarding the parking spaces?

Hi, sorry, yes I can already see that a few pieces of information are missing. The building will actually have 3 floors. For me, floors were mentally located "starting from the basement" and not including the basement. So the plan is for a basement that is exposed on the south side and partially on the west/east sides, as indicated in the drawn picture. The exposed area will be used as a library/hobby room/guest room. The garden will be leveled at the height of the basement floor slab with a retaining wall towards the southern end (left side in the section). Yes, retaining walls towards the parking spaces are definitely needed. Possibly, these will also be designed as small terraces. That still needs to be planned in more detail with the landscape gardener. So far, we know from the neighbors on the left that they also plan the garden level as we do. The plot on the right still belongs to the city and is still reserved... meaning nothing will probably happen there soon. The valley-side view is great. In front of our property (i.e. on the south side), there is a fairly steep slope. So there is no one to build anything right in front of you and you have a view into the valley and the opposite mountain side. The plot marked on the overview plan as 14.4m wide (light gray lines). The red line in the plan is the building envelope for garages/carports. According to the development plan, these must be located 5m from the street. Accordingly, my first draft has also resulted from this. In the section of the plan, south = bottom. The 4m in front of the house are intended to serve as an entrance area/front garden, where the waste container box, the greened heat pump, and the dog's wash place are to be located.

Thank you for the roof variants. Which one would you consider the most cost-effective and "lowest maintenance"? I assume the max. solution with a 5° slope, right? But then the issue of boundary distance is probably the most problematic, because the 6.5m from the street side should almost be possible with a 5° slope as well, assuming that from the street side the house has the ground floor (2.5m), ceiling (0.3m), upper floor (2.5m), roof (5° pitch), small parapet or roof edge profile (0.1m).
