House planning on existing land

Hello!

After some time, we can focus on the house construction again. We have changed the planning quite a bit and the result is this version, which we would now like to implement quickly.

Approx. 165 sqm of living space, without basement, the drawn carport is optional, in case the space in the garage might be too little. But it would already be quite useful as a privacy screen.

The street side is south, see the north arrow or site plan on the first page here. Highest point in the southeast, lowest point in the northwest. The garage should be set as deep as possible so that with some slope in the northeast the garden becomes as level as possible.

The ground floor is basically rotated to the west. Thus, garden to the southwest-west + north. The staircase is supposed to let in nice light so that we have sun in the morning.

In the upper floor, the fairly large bathroom should also accommodate the washing machine and/or some storage space, with (visual?) separation. So basically a small utility room on the upper floor.

What are your opinions on this?

I just read all 7 pages. Turbulent ups and downs in your planning, especially regarding the basement question

I like the floor plan. I would prefer the directions of the upper floor mirrored (children's room on the warm SW side and bedroom/bathroom on the cool side), if that is still adjustable.

Otherwise, we continue to look forward to reports and pictures of the implementation

That would have been my follow-up question: where is the laundry done? Where is the laundry collected before washing? How is the easy-care laundry dried and where is the ironing laundry stored until someone takes pity? A bathroom can quickly be turned into an anti-wellness bathroom...

Hello everyone!

: Thanks. I think it will be difficult to accommodate the bedroom with dressing area in the SE. Otherwise, it would also be my ideal corner regarding the sun. I'll think about it, but I don't want to strain the planner with too many further changes.

: Somehow integrate the utility room into the otherwise quite large bathroom, for example as shown in the two somewhat blurry sketches attached. Laundry would be collected there. The other steps hmm probably somewhere in the bathroom, dressing area, office niche... Maybe later a balcony is planned, then also a possibility for drying...

Do you have any suggestions for this?

Oh yes, what do you think about the dining room? Is there enough space around? A sliding door is planned towards the terrace.

wrong, wrong, wrong -> that's his job! And if he has to make changes 50 times before you have your perfect house! If it's a wish for you, speak up and see if it is easily possible or if there are problems -> and then you decide which is the better compromise. To make communication a bit more pleasant, it is of course fair to gather several aspects and clearly formulate the wishes or uncertainties. Daily emails with "now A" "oh no, actually B" are of course rather less successful.

I find the new pantry solution quite nice, but overall I don't see any Botox helping against the fact that the kitchen planning freaks here will frown. To me, it looks quite cut down in terms of space. ... I see in this the beginning of a disease of the house called Morbus Hotzenplotz :-(
