Hello again

We would now like to stick with the house variant with a double garage next door. We have received a first plan, see attachment. There are still quite a few things to change (smaller children's room, larger bedroom, utility room on the upper floor, etc.), but what do you generally think about it?

By the way, for another, smaller house variant with 130 sqm of living space (distributed over ground floor and upper floor) we have received a basement offer for €75k. Is that normal (even though it is kfw55)?
Other general contractors offer a 65 sqm basement "according to catalog" for about €40k, if I calculate out the differences between house with floor slab or basement.

For the raising of the floor slab (foundation necks) we have been offered €10k.

I like the floor plan. Simple and clear.

Again about the house placement: I would push the house all the way to the back and then as far as possible to the right. Accept the long driveway and the higher connection costs for that. The driveway can then be nicely bordered with bushes towards the garden. The rear neighbor will place their garden adjacent, so you get nice light from all sides. I personally am not a fan of a garden all around the house. I like to have everything in view.

About the basement: I can't stand basements. Therefore, we also built without one. That meant we had to raise 15x15.5m due to terrible soil conditions (excavate 1m and then raise 2 meters). It cost us 25k. A basement would have cost well over double that. If you don’t need the space (and really reflect on that deeply), then leave it out. Maybe plan a bit more storage space inside the house so you can store a lot there initially. The money for a garden shed won’t really be there after construction ends and garages fill up very quickly.

I quite like it too. However, I noticed two things. Child 1 has too many windows, at least for my taste. In fact, there are 4 windows. And I would skip the passage to the garage. One meter further is the front door. In a 6-meter garage, there isn’t much space (depending on the car) to comfortably walk around it.

The plan is to push the house almost all the way to the back, leaving about 5-6m at the back (north side). In summer, it might also be useful to have a small shady and visually protected garden. Additionally, the distance results from the 3m minimum distance and 2-3m the garage protrudes beyond the house at the back. This way, we would still have 16m of south garden in the front. We only want to pave the driveway about 3.5m wide and only go to full width next to the house or in front of the garage.
The house including the garage as a boundary building is pushed as far as possible to the "back right". Because of the garage and the entrance area, nothing more is possible. I would have wished for a bit more distance on the "left", i.e. on the west side, because of possible shading, since you don’t know how the neighbor will build. But with 21.5m plot width and east entrance with double garage, it’s tight. But I do not want to give up the double garage.

By the way, the garage would already be quite large, even 9x6m contrary to the plan, which should accommodate about 20sqm of cellar replacement room in addition to 2 parking spaces. Then a bit of attic as well. The rooms for technology and laundry room would then be in the building. I think that should be enough for us. We don’t fundamentally dislike having a cellar, also because we have a slight slope. But we wouldn’t need a full cellar, a partial cellar would have been sufficient. Everyone advises against that though, because it’s not much cheaper and possibly problematic due to settling etc. With the currently offered cellar price, it’s off the table for us.

Our idea is to have as few stairs as possible and to have everything comfortably accessible. Therefore, the laundry room is planned on the upper floor (that still has to be added to the plan), where the laundry is generated, and possibly even a roof terrace above the prefabricated garage, also to be able to hang out the laundry there if needed. We would probably forgo the large balcony marked on the south side, also for cost reasons, and only do a canopy, pergola, or similar.

The floor plan proposal is based on an initial smaller solution and therefore still has flaws here and there. We generally already like the ground floor. The garage access there is also because due to the slope the garage would be somewhat higher and steps are necessary. Hopefully, that will be resolved because only about 50cm need to be compensated and the garage will be recessed accordingly. That should also better fit our “single-level thinking”.
On the upper floor, I still see potential for optimization. Not only does Children’s Room 1 have many windows, the children’s rooms at 20sqm are also somewhat large, while the bedroom is rather small. The goal would be to have children’s rooms of about 15sqm each and the bedroom with 20sqm including dressing room. That would leave a few square meters for the laundry room etc.
