I don't understand. Aren't there supposed to be 3m boundary distances missing? Or have you already deducted them?
12 + 6.5 + 2.5 = 21

And the terrace would then be completely unrealistic on the left side of the plan. Or am I looking at the wrong lot and 32m is the width?

No, my data might have been ambiguous: The current sketch is viewed from the plan-bottom from the west. Plan-right is south = street. The property measures 32m plan-right-left and 21m plan-bottom-top. Similarly, the house is 12 x 8.5m (boundary distance "top" 3m), utility room 2.5 x 5.5m, and garage 6.5 x 6.5m.
