House Planning - Avoiding Mistakes in the Initial Phase

But to express it again. I do NOT want to build the MH5 1:1! It will be based on the design/floor plan. It is more for illustration purposes to show that it will not be a city villa with a basement. Also, I will not be building with this company. This floor plan is by far the most appealing to me :)

- Bungalow
- Rectangular or square and symmetrical shapes
- no basement
- plenty of light, floor-to-ceiling windows
- large terrace
- single-story
But of course also differences
- shed roof, not flat roof
- smaller
- 1-2 rooms less
- no unnecessary luxury features, such as this hole in the roof with a fire pit or the wooden cladding.

I have a ventilation system Nibe on my heat pump. But I can’t tell you which other systems there are. In the bathroom, guest bathroom, laundry room, and kitchen air is extracted, and in every other room there is a fresh air vent in the wall through which air continuously flows in from outside. Of course, you can regulate it. At 40°C in summer, I turn off or reduce the supply during the day, and then set it to 100% in the evening.

In two years, I have never once had the feeling that I need to air out when I come home from work in the evening. For us, there is a complete air exchange roughly every 4 hours.... the warm exhaust air then goes through a heat exchanger for energy recovery.

but that doesn't make it cheaper, rather more expensive. Is there a large bungalow on the neighboring property? Otherwise, there could already be problems. First, seek a conversation with the building authority.

...if I understand correctly, is that a -decentralized- controlled residential ventilation system?

the plot on the left is empty and on the right is a garden. I will take a screenshot of the site plan. It is an edge plot in the countryside, very loosely built. I had an appointment with the building authority planned :)

- Did you perhaps already include the development costs in the tight budget? What exactly needs to be developed? Those are horrendous costs! - I would remove the garage immediately -> costs significantly more than a double carport (consider electric gates, foundation, etc.) and I don’t see any major advantages -> saved €20k. - I find 220 sqm living space extremely large for 2 people. Consider: who is supposed to clean that? Just the windows alone... - As previous commenters have already said, with the budget the size/architecture is completely impossible, consider inflation rates in 4 years, building costs rise by approx. +12% again if that’s enough! Depending on politics! - Sound system, smart home, showers (you talk in plural), all barrier-free, covered terrace, photovoltaic & battery are initially pure luxury/gimmicks, the budget must be massively inflated by at least +€150k for that.
