On 4000 sqm? - I believe it when I see it. Sounds more like 35.

The biggest mistake you can make in the initial phase is made by many: they only think about what the house should be like and what should be inside it. What then results is "just" a house. If you want to build your house, then engage intensively with how your family and you like to live and want to live, for example what you enjoy doing - together and separately, what kind of feeling of life should arise, what lies at the core of this feeling of life. Also think about the seasons and the demand for sociability and retreat. This is the first foundation for architecture, from which a suitable enclosure for your life then emerges. Such architecture is often not available off the shelf. So you look for an architect who is interested in exactly these thoughts (several conversations will be necessary) and give him free rein in the planning after thorough communication. Then you will be amazed at how fitting something can be.

Do you already know for sure that the plot of land may be developed with a residential building? Do you already know what the development will cost? I'm asking out of interest because I have no idea about that.

There is a phone number directly on the website. Ask what the approximate cost including incidental construction costs in Germany would be. The price might surprise you ;) Maybe us too, I quote: "We use exclusively GKF or GKFI drywall panels."

Sorry, but instead of thinking so much about technical gimmicks, you should deal with floor plans and construction costs in general. A budget of €500,000 is a lot of money, no question, but such a luxurious architect-designed house is not feasible within that. And something a bit similar but cheaper won't work. Those glass fronts are infinitely expensive.

Anyway, we all were at the beginning of the journey once. It will be alright :)

Why not §34? It was the same for us. We experience our property as one unit. Officially, it is 4 plots of building land and 1 plot of forestry land. Such a division could also be the case with the OP.

Haha, then you can write "Forstwirschaft frei" on your driveway ;-) Are you officially also considered a forest owner (and do you participate in the forestry statistics)?
