For heaven's sake, Option 2 is just a joke, right?
Is the garage allowed to extend beyond the building boundary?
Does the garage have to be built behind the building line of the main building?
With Option 1, you have a southwest garden, but it would really be tiny. The neighbor did it well and kept the rather useless front garden small and the real garden large.
One option, but you have to like it, would be to arrange the two parking spaces in a row, which would shift the house quite a bit towards the southeast and then allow it to be much closer to the street.
