Utility room on the chocolate side? No way.

Feeling-wise, I immediately said yes to the first option... the floor plans do the rest! Nice front courtyard, you can visually separate it nicely from the terrace... you will also have the sun in the evening on the southern terrace. You will have to have roller shutters on the south side anyway as sun protection...

Hello Michael, please note: the floor plan is only an imitation of the original by the OP, therefore not necessarily suitable for criticism.

Best regards, Yvonne

Hello,

first of all, thank you very much for your suggestions. Access from the east is not possible. There is a dry ditch there and behind it an older residential area. The access from the southwest is the only possibility.

We now have floor plans from various developers, and the room dimensions are all somewhat different. This upload was a first draft. I will make scans of the developers' drafts tomorrow.

The double casement window in the bathroom is my wish. Lying in the bathtub and looking up at the sky...

We have also already thought about the terrace in the southeast, but how is it then with the evening sun? We are both not at home during the day.

We will consider swapping the utility room with the WC and possibly also draw that. In one developer's draft, the corner between the living room and guest room is large enough for a wardrobe.

In the living room, the dining table is to be placed in front of the large terrace door in the bay window. We have a wall unit that has to be used for now. It should go on the wall towards the guest room. In front of it, a sofa corner. On the wall towards the kitchen there will be a large bookshelf, possibly even covering the entire wall.

The door in the bedroom is drawn a bit strangely. The wardrobe should be on the side towards the children's room.

Best regards

Hello,

The plans you posted do not correspond to a 3-gable house. That is a simple single-family house with a cross gable.

Rhenish greetings

If you call it that, okay. I count 3 gables

Hello, I am currently facing the same problem. (Einfahrt von Süd/West). How did you decide back then? South or West orientation? Did you regret it?

I am currently even considering a North orientation to avoid having the entrance on the gable side and the associated narrow corridor layout of kitchen/dining room/living room.
