A few points come to mind right away:
- How do you get to the terrace? Either you have to slip behind the couch or squeeze past the dining table – as soon as you have guests, it gets very tight. 3.50 meters outside for the gable is very, very narrow. That leaves you only 2.80 meters inside.
- Your hallway is large, but there is hardly any storage space for coats, strollers, etc.
- The way to the kitchen is long and cumbersome.
- Why a half-turned staircase? Why do you want that? I find it very impractical, both for walking up and for carrying things upstairs. We have one that only turns once and is also inside – in case that’s what matters to you.
- The solution for the bathroom and bedroom upstairs is also not optimal.
- Doors in 45-degree walls are always only a makeshift solution for me, as the rooms are often hard to furnish that way.
- I would avoid corner bathtubs if there is another option. They are nice, but very impractical. We have one now and I actually didn’t want another one – but unfortunately, I’m getting one again because of space constraints.
Regarding orientation: we now have a southwest orientation and find it too much in summer. The new house will have a southeast orientation (as seen from the living room) and on the west side we plan to have the carport; the kitchen and utility room are planned on the south side – that’s intentional and works well for us. Everything has its pros and cons.
I would definitely go to an architect with a blank sheet and tell them your wishes.
