due to illness and work-related reasons, I was somewhat out of commission. Sorry.
Current status:
- Work continued until 12/21
- Building acceptance on 12/23 with the following defects
Wrong balcony and balcony covering not applied
Air shaft instead of light shaft (balcony runs directly over light shaft)
Interior staircase not delivered (upper floor therefore not ready for occupancy and uninhabitable)
Front door without electrification
Emergency exit/emergency crank not present
Small remaining work (acrylic, some molding,
transition house/basement not plastered
As a defect retention for the new additional defects (missing interior staircase, air shaft, faulty front door, other remaining defects), €20,000 was agreed upon. For the faulty balcony, we had already made a retention at the payment for the shell acceptance. The final payment was made minus the defect retention and without the supplementary claims which we consider unjustified.
The delivery of the interior staircase was originally promised for calendar week 51, in calendar week 51 the delivery was promised for calendar week 2. In calendar week 2 the delivery was promised for calendar week 3 and now it has been announced that the interior staircase will not be delivered until full payment is made. That means we essentially have a move-in ready house but cannot move in because the upper floor is not habitable. The access to the upper floor is via scaffolding with a "chicken ladder." The passage upwards measures 55 cm in width and 70 cm in depth. Furniture cannot be transported or assembled.
Since last week there is an extension from the lawyer until 02/02. Today we received information that the remaining work will allegedly be completed on 02/01 and 02/02, but not the interior staircase. The front door is supposed to be repaired in calendar week 9 and there is no date for the interior staircase and the balcony covering.
By the way, the suspicion was correct, it is the company Sonnleitner. Definitely not recommended. I think there are plenty of alternatives.
