Full agreement - the agreed and legal framework ultimately determines the guardrails. That is exactly what I mean by the necessary, rarely encountered competence of those involved. I earn part of my income with this competence (not as a mediator, not as a lawyer).

Yes, to a lawyer. Only - as several of your interlocutors have explained by now - not to a quarrelsome lawyer, and not with the task of creating counterpressure. Basically, lawyers do learn how to do it properly. You just must not go to one of those who put it aside right after their training. Exactly: a good lawyer can also slow down a client and "make clear out of court" that they may well be mistaken in assuming they are right. And then smooth things over for them before it gets really expensive.

He possibly asked for more help than accusations. A letter to the contractor to resume work without delay and to reserve further steps in case of breach of contract.

Well, the original poster has to "show his hand" first and describe the case. It will certainly be difficult because he has a certain (his) point of view. The house provider holds the stronger leverage anyway.

Looking at "the whole thing" from "above" often leads to it suddenly appearing different than from the personal perspective (in which one is right and acted appropriately). Perhaps one should then agree with some of the accusers – but hardly anyone likes to do that "loudly, on the internet."
