New construction 200 sqm + basement with mansard roof

I like the house! The mansard roof is super pretty, my real favorite. Unfortunately probably the most expensive roof type. Alternative roof types would make the house look more like a 6-family house in size - therefore: good choice. Even though other roof types would provide more space upstairs. But luckily the budget seems to be plentiful ;). Congratulations on that and of course also on the offspring. I also find the balcony in this form stylish and well thought out. I wouldn't worry too much about a fourth bedroom; we were three and (two boys) shared one bedroom until about the age of 10. It didn't harm us. In 5-10 years the situation will look different again. Then the rooms can be reshuffled. Not everything can and must be perfectly planned from the start.

I can even imagine it hipped. But the building style in general is not my thing. The high basement, the mansard roof? Is that commonly built in the North?

The floor plans, in my opinion, are quite good.

First of all, hello and congratulations on the double offspring and a really beautiful house for at least 6 people! You are also in the fortunate position of having enough space available to consider separation and quiet zones. Here are a few comments on that:

- Office/home office/guest in the basement (which has normal windows for you) and a shower bathroom directly adjacent. Then only a WC on the ground floor. The larger room downstairs including the bathroom is also perfect for mattress sleepover parties for the children, and you have quiet upstairs.

- Then one of the offices on the ground floor can be omitted; Work 1 could be critical anyway due to the noise when the children come home from school. Better to have a bigger kitchen, e.g. with a long island (cookie baking with 4 children and everyone bustling around!)

- Later, the master bedroom could move to the basement. Especially towards the teenage years of the children, that would be very valuable!

I'm not a floor plan expert, so I'll just say that I think it's cool. But still, a question regarding the small WC on the upper floor: Is there a sink in it? I've never seen something like that!? What's the reason for it? Just out of curiosity....

Nah, it's tradition, so rather luxury. I rarely see a half-hipped roof. That's not my thing either. But it's always nice when someone can afford it. The area benefits from the variety – and brick cladding fits better than white plaster.

Thanks for the hint, I hadn’t really noticed that before. Although in everyday life it will probably be a slightly smaller table anyway. And if you extend it to 3m for many guests, it’ll just be a bit tight...


Well, in the next few years I see that our bedroom will rather need to be close to the children’s rooms. And honestly, we don’t really like the idea of the bedroom being all the way downstairs. We didn’t plan the balcony upstairs for the kids after all ;)


When I’m furnishing it feels like there’s always 10-20 cm missing everywhere... In the kitchen I’m missing 10-20 cm to be able to put a side-by-side fridge. In the bathroom upstairs the shower currently only has 85 cm instead of the desired 90-100 cm width... Or the bathtub is missing 10 cm... And in the bedroom, there’s really not enough space to put a small chest of drawers opposite the bed :oops:


The wife! :D She is very noise sensitive and there is a frequently used road in front of the house...


Not to rent it out to some stranger externally. But for example for mother-in-law if she can’t live alone anymore... or our caregiver later in old age :D


That’s what we initially planned as well. But then the architect advised against it because in his opinion it often causes problems when water collects there and then seeps in, since our groundwater level is very high at 80-90 cm.


Tried once at the very beginning and then somehow discarded it. But the room wouldn’t really be any wider anyway. But thanks for the idea, we’ll think about it again!


Also an idea we have already considered. We might also get a bit more width that way. But then it would partly extend in front of the house. I wonder if that would still look good?

The high basement is simply due to the very high groundwater level... The only alternative would be no basement at all... The mansard roof was at least very common here in the past. With newer houses you really hardly find it here anymore.





Yes, a small sink should definitely be included there. Do we absolutely need it separate? No! Is it practical? Absolutely! In our current house we ended up with it by chance because it was already like that. But we have come to really appreciate that one person’s longer session doesn’t block the bathroom for the other... and also any odors in the bathroom are never an issue...
