Correct, however, this makes you the "difficult customer = informed" and you don’t blindly fall for every nonsense the salesman tries to sell you.
Good companies have no problem with informed builders! That is where the wheat quickly separates from the chaff.
This path is neither comfortable nor cheap, but it is the only right one!
There are plenty of naive and clueless builders. For example, that is the basis of the "success concept" especially of the nationwide general contractors (GU/GÜ).
From the start, actually highly efficient but sensitive heat pumps, if they are even the right ones, are given an environment that inevitably leads to a poor annual performance factor.
Once the damage is done, people sometimes look for the free "panacea" later on in forums.
My sympathy in such cases is usually limited.
Those who comfortably seek the "ultimate" at discount prices end up with what they deserve => botched work!

Mostly positive, if expectation and reality match.

You can define that by contractual penalty when awarding the contract.

No, interior plaster and facade builder are 2 trades.

A bathroom requires a sanitary person, an electrician, as well as a drywaller and tiler; sometimes drywallers and tilers are the same person.

Prefabricated garage only if no connection to the house is planned!

Insulation = drywaller, roller shutters = window trade + possibly electrician.

Deep foundation and facade builder, interior doors/carpenter and stair builder.

Individually for each trade 2 years, with service contract e.g. for the heat generator up to 5 years.

Via architect: 48% of the fee according to HOAI (levels 6 to 9), otherwise independent construction manager €80.00 - €110.00, depending on training and negotiation skills

A solid 17 - 20% which you won’t really save but will invest in better performance

"Sort of" The architect is located in the Rhineland and planned the house/optimized the initial plan, which can now be submitted. Approval takes about 3 weeks as there is no deviation from the development plan. However, since we are building in Bavaria, he will not supervise the construction.

Now we still need someone to build the hut.

I now have a shell construction company at hand that only does the shell construction. Additionally, this company also offers to take over the complete construction management, i.e. they carry out tenders according to our specifications, and we conclude the corresponding contracts for work with the individual companies. The construction management handles the schedule and coordination.

The details and conditions will be discussed over the weekend.

That's the plan.....let's see how it turns out.

Bavaria is not exactly "around the corner" but I just saw that you are from Grevenbroich. I grew up in GV (Neukirchen) and still occasionally visit there.....so we can have the conversation then

Regarding the calculation 6-9 HOAI 48% Of what???? 48%

Only 2 years warranty? But these are contracts for work (5 years, right?)

That I do not actually save the 20% and instead invest it is clear anyway.

Today I found space in the floor plan for a glass walk-in wine cellar. (I just have to figure out how to "sell" that to my wife....

The world is really small; however, I object to coming from the "Windbeutelstadt"! I am originally from the beautiful garden city of Wevelinghoven. And yes, if you are in the area, get in touch... I am never averse to a delicious Uerige on tap or a good wine.


Example: suppose your house has 160 sqm of pure living space – then the turnkey price should be somewhere around EUR 225,000; this amount is also the value for the billable construction costs. According to the fee table (below) to § 34 para. 1 – buildings and room-forming fittings, fee zone III, the architect’s fee amounts to a net €26,283.00.
6 - Preparation of award: 10%
7 - Participation in award: 4%
8 - Site supervision: 31%
9 - Site management and documentation: 3%
adds up to a total of 48% of €26,283.00 (fee stages 1-9) = €12,615.84 plus VAT.


The warranty period is 24 months according to § 438 of the Building Code and can be shortened to 12 months for used goods by terms and conditions or agreement between both parties. In favor of a consumer towards the entrepreneur, in consumer goods purchases, it is presumed in the first 6 months after handover that the goods were already defective at the time of delivery unless the seller can prove that the defect did not exist at the time of delivery. If the customer notices the defect later than 6 months after purchase, the burden of proof changes, i.e. now they must prove that the item was already defective at the time of handover.

The limitation period for defects in construction services is five years.

Don’t forget that you do not conclude one work contract with a construction contractor – here 5 years according to the Building Code is now common – but rather several contracts with various craftsmen – here the statutory 2 years applies. Extendable with maintenance contracts.


Well... if I were to make this request, I would negotiate a corner of the climate cabinet for white Barrique and another corner in a second climate cabinet for St. Emilion Grand cru Classé. Maybe your wife has similar tastes.
