We imagine something simpler for the kitchen; we don’t spend that much time there. Our only wish is a side-by-side refrigerator and maybe a cooktop with an integrated extractor...the kitchen itself can definitely be from Ikea, although you can spend quite a bit of money there.
The interior doesn’t have to be finished right away, and we don’t have many demands. We currently live in 55 sqm...there is little furniture and what there is rather old.


Wouldn’t you want to build the garage right away? We don’t have a basement and were thinking of a size between a single and a double garage, so for one car and storage space. We have two expensive mountain bikes that need to be stored somewhere...It’s also the question of what the prefab house companies charge for a garage...we have no idea at all yet.
The terrain has a slight slope (at least noticeable to us laymen). It is currently being surveyed; we will know more afterwards. There is no soil report yet and the plot borders a road without a sidewalk, which is quite new. Whether there is an owner participation fee...very good question!
For development costs, gas is already off the table and the utility room could be placed as close to the property line as possible to maybe save a few meters (if that even matters). Otherwise, we have estimated about 14,000 (water, sewage, electricity, telephone) for development...but we know quite little about the local conditions so far.


The foundation slab should already be included in this 330,000, but that varies from provider to provider. For incidentals, we have also estimated just under 30,000 with earthworks...if it’s less...great... (we actually hope so).

Side by Side refrigerator tends to be loud. The dB values are not very reliable since the volume alone does not determine the annoyance factor. Choose very carefully! Unfortunately, then also expensive. The garage is nice and in my opinion dispensable if finances are tight. We park our various vehicles outside, later in the carport. We simply do without a vintage car until there is a garage – not a world-shaking problem. A good garden shed, which you will need anyway, can also serve for bicycles.

Thank you for the tip! I will add it to our list. Maybe it will also be a freezer, which will then be moved to the utility room.

Basically, that all sounds like a good plan, but the prices will most likely no longer be valid next year. I would add 5 percent just to be safe if a contract is to be signed only next year.

That could be true... the reason we want to wait another 2 years is to save up equity. We should be able to manage about 20,000 per year, but that is almost offset by the possibly increased costs.

I would like to point out that from 2021 onwards, new buildings will very likely have to meet the lowest energy standard. At least, this is stated in the [EU-Gebäuderichtlinie] and in the [Energieeinsparungsgesetz]. Since the [Energieeinsparungsgesetz] aims to go beyond the [EU-Richtlinie], it follows that the energy demand of new buildings must practically be zero, and this refers to the total amount of energy required.
If we measure this by the currently applicable standards of the [KfW], a new house from 2021 will be a house that today would be classified as [KfW-Haus 55].
Houses in this category then consume only 55% of the energy of a comparable and defined reference building, which would correspond to a maximum primary energy demand of 40 kWh/(m2 a).

This circumstance alone will be responsible for my forecast of a "5 percent price increase" no longer working.

Provided that financing can already be arranged properly and without tricks today, in my opinion, you are well advised to both take advantage of the low interest rates and reduce the costs of the construction project. One could try to calculate what is more worthwhile now: to wait in order to optimize equity or to build immediately. My gut feeling rather tells me that waiting is the economically worse option.
