The large real estate portal also offers a kind of estimation function based on properties of a comparable nature sold via [ebd.]. This provides a better estimate than just searching through listings, because listings do not mean that the properties are actually sold at the listed prices. However, my apartment is estimated somewhat lower there than, for example, at Sprengnetter. Because features, year of construction, and rental status cannot be (adequately) taken into account. There must also be enough comparable offers in the region. In Berlin, this works passably. I don’t know how it would work in small towns or even villages...

Again, regarding the stated facts: Built in 1962, renovation needs around 2010 were still 1000/sqm living space. Extras hardly play a role. Leasehold means the plot has no intrinsic value anyway. Only the possibility of whether a new building could still be constructed on the plot for about 60 years would have an influence on the low house price, which would then increase somewhat.

Again: none of the answers considered the ground lease. The little value of the house (90 sqm) built in 1962 can also be found out with a bit of googling. No increase in value is recognizable. Therefore, no real estate agent is necessary!

A leasehold can also be worth quite a bit!
How else do you explain that in Trudering a semi-detached house built in 1985, 152 living space, 529 plot is supposed to be sold for 949,000€ despite the leasehold?
Do we know where the topic creator lives?

But leasehold is always the last option if a purchase is not feasible. I would never do it without good reason.
A real estate agent doesn't cost anything upfront, so why shouldn't you get some offers first?
