And the appraiser an unrealistically low value, which is below the market value :D

I would take a look (if possible) at how much other similar houses in the region are sold for. I think that way you find a good middle ground.

Ask your bank; they appraise both the house and your borrowing limit.

You can also refer to the local rents and extrapolate the value. Ultimately, I think the best thing is to look each other in the eye and agree on something; for that, a rough guideline is sufficient, which you get from all the sources mentioned – even from an Internet valuation.

Unrealistic values cause a property not to sell quickly and make marketing cost too much. Exactly this does not happen with a smaller agent, because they cannot afford unrealistic prices. Means: Be careful when choosing an agent!
