Thanks and for the input! yes, but if you go by that logic, you should never build with 2 providers or do any work yourself. Especially since, as mentioned, the prefabricated house company is usually also commissioned externally. We also want to have someone from the builders' protection association or another source on our side who helps us assess the individual trades. That surely costs a bit more, but you’re definitely better off than having no idea at all. I don’t want to presume to have the same eye in a few months as people who have been doing this for years or decades.

So does that mean I can't have the planning for an externally ordered basement handled by the house construction company?
Or to put it another way, if I commission a basement externally, is it only possible if I contract everything individually and carry out the project with an architect?

If you want to do the awarding, you either need an architect to do it for you, or you have to be knowledgeable yourself and have the time for it.

The gentleman from the building savings contract does not plan for you and also does not check your offers, he only looks to see if it was carried out correctly.

Own work is usually painting or flooring, all things that come when the house is almost finished.

So I feel like I'm getting more and more confused.

Maybe I'll ask differently:

If you want to realize the project with a prefab house provider and accordingly want to use their architect but want to commission the basement etc. externally. Does the architect still create everything (even if it then costs extra) so that you can order the other trades externally?

That would certainly be very unusual and won’t give you any advantage.

No, you can also have an architect do the planning and then split it into 3 packages: basement, house, photovoltaic.
For that, you then look for 3 companies.

An expert accompanies the construction means that he checks on the construction site whether the work has been done professionally. In any case, take a look at the prices that the [Bausparvertrag] calls for the experts and the legal advice.
