Hello everyone,
so we had eventful days. The appointment with the building authority was very positive and now we also have the approval for windows on all sides. No additional fire protection requirements would be necessary.
In addition, we had a conversation with an architect who looked at everything on site. Wastewater would probably only be possible in the front area. (Or only at the height where Kerstin planned the main bathroom. Nothing is possible to the left of that, not even a kitchen.) We will only know the details after the second appointment with the architect. Review of the documents is said.
The roof would also have to be insulated from the inside from his point of view and could remain as it is, so lighting as Yvonne had planned would be possible.
We are sure that there must be 4 bedrooms.
Insulation is full thermal protection all around except in the front (where the shop windows are). When installing the windows, the architect wants to take another close look.
Yes, it does not work without an architect and now we are waiting for a cost estimate.
The entrance can be in the second extension, but only 1.10 m from the left wall. After that, there is a slope.

The thing with the windows is initially pleasing.

Kitchen wastewater/water is not that complicated. Let's first clarify what needs to be done with the floor construction; for example, there should be a way for the kitchen wastewater from my kitchen to bathroom plan. From there, we proceed together.


In my opinion, there would then be little need to do anything with skylights or such.

Hello,

we are getting back to you after a somewhat longer period. In the meantime, we have received the first draft from our architect. The entrance has now been moved to the middle section. In addition, it is not possible to relocate the sewage pipes to the rear area. Therefore, the bathrooms/kitchen can only be changed to a limited extent. What do you think about it? Criticism / suggestions for improvement are welcome.

hm ... child 3 is a bit screwed ;) .. by the way, it is recommended to keep the orientation of floor plans consistent. Dimensions are also always useful.

The corridor from the entrance to the bedroom .. looks narrow and very dark. Overall, a plan with long distances. Things like vacuum cleaners etc. only have space in the utility room/pantry ... very far from the children's rooms etc.

I would probably still prefer my layout, and if it really is not possible to run a water pipe for the kitchen to the left side of the plan, which still seems strange to me given the circumstances described, then I would place the master bedroom on the left side of the plan and the dining/cooking area in the center.
The entrance from my plan could also be placed at the top of the plan, in the area in front of the guest bathroom. Then the area in front of the workspace can still be used as a wardrobe.

Well, I would only want to be Child 1 there and definitely NOT Child 3...

Bathrooms have to stay as they are, if I understood correctly, right?

For me, that would be too much hallway, and if a somewhat awkward floor plan is given, it might require some unconventional solutions.

Here, I would put a door in the hallway between the guest bathroom and the kitchen wall and remove the thin red wall (what do the colors mean?). Perhaps an open living area can be created there at all and rather work with room dividers. So also remove the wall at the top of the plan to the children's rooms. Then the children's rooms could possibly be laid out somewhat differently, and the bathroom layout could be made a bit more generous, because the corner from the hallway would be eliminated. I find the bathroom quite tight for 5 people.
So the living room more in the sense of a "multi-purpose room" as often found in Scandinavian floor plans. Then one would somewhat get rid of the awkwardness and the "prison corridor feeling" that at least I get when looking at the plan.
Since that is a fairly thick wall (the gray one between the living room and the hallway to the children’s rooms), it is probably load-bearing. Then consider whether it can be shortened or reduced to one (possibly somewhat wider) support.

But Child 3 still got the short end of the stick. Maybe make Child 1 a bit smaller (move the partition wall to Child 2 to the left) and give the gained space to Child 3.

I can’t remember if Child 3 really exists or if that is an option for the future. If it's only a "maybe" option and the room is otherwise used as a guest room, I could live with that. If there are already three children, the design honestly is not lacking at all.

Kbts design will probably fail due to the requirements for the connections.

.. I don't have time right now, but I described a few change proposals for my draft, core ... kitchen moves to the center as an open plan. Living remains, as I planned, as a retreat space. In the architect's plan, red means newly built walls, i.e. originally there were old door or window openings there. Yellow are new openings in existing walls. And in my notation: - darker gray = close existing openings - blue = windows/patio doors in existing openings - green = new windows / patio doors - walls in orange only about 110 cm high .. as a back wall for the kitchen bench The current state of the floor plan with dimensions can be found in as a PDF.
