Hello dear ones, we have a few new updates.
So windows: Yvonne might be right with her concerns regarding the window placement. The woman from the building authority was also unsure at first and now we have a meeting on Tuesday. Then we can say more.

The technical room as currently planned is probably no longer needed, as it can be moved into one of the garages. Does anyone have experience whether this idea would be feasible? It is located approximately where the planned washing machine/dryer room is (from Kerstin’s idea).

The wastewater system is now causing us some trouble as well. Unfortunately, there is no option to drain the wastewater in the rear area, or only with a construction height of over 50 cm (according to the civil engineer) or an additional pump, which everyone advises us against. The drain for the wastewater system is located in the planting in front of the entrance area. The local waterworks said it would make sense to use the already existing system because numerous permits would be required for a new bore. So we will clarify this with an installer or similar in the coming weeks.
If we have to drain via the already existing system, all connections would have to go into Kerstin’s planned living room. Or possibly be drained through the garages in that direction. And then out to the right. Oh I hope everyone understands that now.

Can it not just be simple for once.

Does that mean there are garages under the section of the house? Or how should one imagine that?

What is the interior height of the existing rooms?

Yes, there are garages everywhere underneath. I created a drawing once. Black arrows indicate used garages. The orange arrow is also a garage, but in the other (large extension) used as an exit and currently only storage space. We wanted to install heating etc. there.
Room height (living space) is 3m.
I don't know the garage height off the top of my head, I'll check tonight. If that's relevant.

I also meant the interior height of the rooms you want to convert. It is also useful to mark the plan where the wastewater leaves the building and where there are already water/wastewater positions on the floor you want to convert. You wrote something about it in the text once, but a picture is worth a thousand words ;)

Yes, the interior height is specified as 3m on the construction plans, but some of that will be lost once we install underfloor heating everywhere. So far, the commercial building only has one waste/drain pipe. We will probably not be able to realize the kitchen from your proposal because of the missing slope. An open kitchen as a walkthrough room might still be conceivable for us. But as you have rightly recognized, the kitchen would be quite dark. Which we honestly want to avoid. Hence our idea to swap the living room and kitchen from your proposal.

Attached is a picture showing the location of the waste pipe. It goes into the room below (party cellar) and then outside.
