Floor plans for a single-family house 160 sqm - Your experiences?

So we have received another revision from the architect. The carport has moved to the east, the house slightly further toward the garden to leave enough maneuvering space on the north side. The second entrance is gone; instead, there is now the possibility to enter the utility room through the carport/garage. I still don't find the utility room/guest WC layout very favorable, but that's secondary. Unfortunately, the guest room has gotten even bigger; we need to look again at how to make it effective. Upstairs we would have the washer/dryer, preferably in the bathroom; according to the planner, he can't place it any other way in the corner upstairs with child 1. I think this can still be discussed; I find placing the washer in the middle of the upper floor unfavorable for emission reasons. The technology has moved into the utility room and under the roof... I look forward to your opinions.

Your entrance area is recessed inward, which I always find unfavorable and combined with the staircase makes the guest room unnecessarily large. I cannot imagine a washing machine and dryer on the upper floor. You also do not have a proper walk-in closet in the master bedroom. It would be better to swap the upstairs bathroom with the master bedroom and construct a laundry chute from the bathroom to the utility room underneath.

I find the utility room upstairs very practical. Laundry for 5 people can be handled there. At the same time, there is room for vacuum cleaners, mops, typical bathroom supplies, possibly bed linens for everyone, etc., so that you don’t have to carry everything up and down all the time.

You don't want a basement - probably expensive. But you will hardly manage to fit the stuff of 5 people in this house... The utility room is not enough for that. Starting with the obligatory empty suitcases throughout the year, over the Christmas/Easter decorations, camping gear, or sports equipment. The "equipment extension" also doesn't help much - in the future, five regular bicycles have to go in there plus the lawnmower and garden stuff, etc. Or am I overlooking the spacious attic?

The floor plan automatically leads to outbuildings! Is that allowed by building regulations? And it won't be cheap either, if it’s not "the metal shed from the hardware store" (and I wouldn't want to store my stuff there all year round!).

The master bedroom would be too small for me, do you manage with the wardrobe volume? (Winter clothes have to go in there too, see above.)

So there will be an attic. Unfortunately, any measurements are missing in the plans, but I estimate the master bedroom to be 350-400 cm wide, already a decent closet. Overall, the rooms are relatively well optimized for closet space.

On the ground floor, the guest bathroom is to be swapped with the staircase.
