Floor plans for a single-family house 160 sqm - Your experiences?

That is nonsense. It is quite possible to live comfortably with 5 people and their stuff in 160m2. You just have to plan a bit, but that doesn't hurt.

And then ... the rooms on the upper floor won't be any better.

Your floor plan is quite similar to mine, except that we want to build with a basement.

I think your floor plan is very good. If I were you, I would consider the following things.

- Are you sure that you are planning for 3 children?
- I miss the often mentioned bathtub
- Laundry room / guest WC, I’m not sure how the large window is supposed to be solved but I’m not an expert
- I would probably leave out the recessed entrance area or at least ask what it would cost
- I would design the living area open, i.e. leave out the wall

I don’t see that you have too little storage space. It’s certainly not generous but adequately sized. On the ground floor you have a storage room under the stairs and on the upper floor the laundry room. If you need more storage space, just raise the knee wall a bit and if necessary the roof pitch.

I also don’t see that your bedroom is too small. It’s certainly not huge since you have to compromise on either the bed width or, as in your case, the dresser. That means either a narrow bed or leaving out the dresser.

So … After we received our building permit and commissioned the shell construction and other trades at the end of October, it finally started this week - after almost 5 months of delay due to heavy rain (earthworks not possible). The Planunum is created.

I am happy about that and surely the others are too. However, the final details of the floor plan are still missing here. How have you solved the bottlenecks now? Would you like to post the final plan here?

The upper floor has remained the same and the ground floor almost as well. Only the guest room and utility room are arranged differently, i.e. two rooms side by side and the utility room therefore without a window.
