The original poster has already done that, I confirm: So: GF = full floor + habitable rooms in non-full floors + access facilities for habitable rooms in non-full floors (stairs and corridor) and everything according to exterior dimensions If the floor plan is optimized (don’t forget the 1m, 2m, 2.3m line), please mark it again, then I will recalculate when I have the opportunity.

Yesterday was my offline day, so I’m only giving feedback today

Actually, we created the floor plan classically on paper with pencil, countless erasures, and graph paper. However, there with a wall thickness of 0.5mm - as it was only meant for sketching. Afterwards, we put it into the program to also take into account the thickness of the exterior and interior walls. The roof cannot be implemented in it, which is why there is no 3D view.
We will adjust the proposal again with your tips. Regarding the utility room: that you, for example, look directly at the wall there doesn’t bother us. It is a room that is used 1-2 times daily and is not considered representative.

Our further consideration was to place the technology outside the house behind the carport. A friend of ours has done that in his single-family house as well. This would save us floor area ratio and gross floor area ratio.

But then you can't drag out a ladder, no unfolded drying rack, and you struggle with shopping bags along a barrier. When planning a 250,000 house or more expensive, that is unnecessary ballast that also causes costs.



Technology must be inside the thermal envelope. How old is your friend's house?

The heating, house connection, electricity storage. The room outside would also be built with masonry and appropriately insulated. It does not count towards the floor space index because it is not part of the main house (according to [Baunutzungsverordnung], only the main house is decisive in our case). Or am I making a mistake here?
