Cutting out area on the ground floor is double-edged: because of avoiding a full storey on the upper floor (attic).


That should make it easy for the municipality to allow an exceeding of the site coverage ratio and floor area ratio. However, then it can’t be a "Freisteller" (which anyway only works in some federal states).


From his explanations in other threads, I have taken that the area calculations valid at the time of the development plan apply.

: Does freisteller mean a detached single-family house? The development plan mentions open construction, and it is indeed a purely residential area. The municipality will not allow an exception here. They won’t do the work. If we don’t build it, there are 10 others who will. Right now, what’s happening here is really insane.

I grew up in a 110 sqm single-family house on a 1200 sqm plot. As a child, I never perceived it as "too small." We were only four, but with 50 sqm more space (used as an additional child's room and a small office), it should be livable.

Do you basically come to your house from the street on the right side of the properties:


Is the plan oriented to the north?

Then the house would be located like this, right?

But the windows and gallery etc. don't fit there at all.

No, it means exemption from the classic building application procedure (possible in some federal states if no deviations from the development plan are desired).


That does not change the fact that a gallery in a 150 sqm "small" house is relatively pretentious.
