Floor plan single-family house approx. 160 sqm - suggestions for improvement?

We are now trying again without a bay window and cutting out a bit on the ground floor to reduce the external dimensions for the floor area ratio.

Cutting out area on the ground floor is double-edged: because of avoiding a full storey on the upper floor (attic).

When the development plan was created, these were former settlement plots with a minimum size of 1500 sqm - so such a low floor area ratio makes sense.
As part of densification, it is already difficult to find a plot over 400 sqm,

That should make it easy for the municipality to allow an exceeding of the site coverage ratio and floor area ratio. However, then it can’t be a "Freisteller" (which anyway only works in some federal states).

Can you shed some light here before false assumptions are speculated about?

From his explanations in other threads, I have taken that the area calculations valid at the time of the development plan apply.

I grew up in a 110 sqm single-family house on a 1200 sqm plot. As a child, I never perceived it as "too small." We were only four, but with 50 sqm more space (used as an additional child's room and a small office), it should be livable.

But the windows and gallery etc. don't fit there at all.

No, it means exemption from the classic building application procedure (possible in some federal states if no deviations from the development plan are desired).

That does not change the fact that a gallery in a 150 sqm "small" house is relatively pretentious.
