The roof is not feasible in it, so no 3D view either.

But at least 2D views on paper can be nicely combined with floor plans from the computer. Otherwise, it’s just an excuse not to visualize the can’t-work factor of his attic.

Our further consideration was to place the technology outside the house behind the carport. A friend of ours also has that in his single-family house. That way, we would save on floor area ratio and gross floor area ratio.

? I don't understand that, sorry. Actually, that does exist. I am currently living (also born in 2016) in a semi-detached house where all the meters, house connection, and meter box are housed in the garage, which is directly adjacent to the house. Things do exist

I believe that with the meter, but the "boiler" (or similar) belongs in the thermal envelope, otherwise the pipeline would have to be "wrapped" again there.

Yes, that is indeed the case. The distinction between site coverage ratio I and II only became legally binding with the Baunutzungsverordnung in 1990. This is our advantage - otherwise, after a driveway, carport, and terrace, probably only a house the size of a shoebox would be possible...

Considering the modest floor space index, maybe acceptable. However, if you don’t necessarily want to build according to §62 Lower Saxony Building Code, I would first check the possibilities of §66 (deviations) with the municipality.

If I now plan a laundry room as a children's room in the plan (i.e. with connections for a washing machine) and mark it accordingly: will this be checked after the house is built to see if the connection is also where it should be according to the building permit?
At the moment, as mentioned, we live in a (rented) semi-detached house and I looked at the floor plan of it, and according to the floor plan, the current children's room is the storage room (without any connections or the like). It is the same development plan.
