But you only get the grant in the correct order. So there must first be two residential units: separated, corresponding number of parking spaces (which cannot be realized in front of a garage), kitchen connections and separate water meter. In addition, a second separate loan for the second residential unit (I just read this recently). Think it over and come back :)

I implemented it that way. 2x KfW. Went smoothly. But please don't make any naive calculations.
The requirements consume the subsidy again. For us, it was still sensible partly due to development plan regulations and our own ideas.

Edit. For me, the granny flat is about 110m2 and I built it for about €1350 per m2 (10/2020 - now). The funding was a zero-sum game.
But with maximum comfort gain. (that was our goal)
If the general contractor does everything, you might end up paying extra.
This is my personal opinion.
Only you decide what it is worth to you.

Here, 3.30m are available for the narrow side of the table. What is an acceptable value where one can sit comfortably at the table and still walk around it? With a table width of 90cm and 60cm space for comfortable seating, there would still be 60cm left for passing by. Is that tight?

This is not about walking around the table, but about access to the terrace. While the chairs might not be occupied during the day, or are more likely outside in summer, it would be nice to either have a clear path or more space.
Basically, 3.30... 3.00m works as well. But combined with terrace doors, it becomes uncomfortable.

Thank you. So does a sliding door to the terrace also solve the bottleneck?
