And as a compromise, putting the washing machine/dryer in the HAR is out of the question? Then the bathroom would be nicely large.
Washing machine and dryer in the HAR on the ground floor would theoretically be possible, but the HAR on the ground floor is probably planned a bit too small for that. We like the concept of laundry on the upper floor very much as it avoids annoying trips, and the sacrifice for this is of course a very large bathroom on the upper floor with this floor plan. That is actually the only point that still bothers me at the moment, but as someone already wrote here, it probably never works without compromises. Although I think that the HAR on the upper floor can definitely be equipped with 1-2 cabinets to store towels and other bathroom stuff. It is big enough (especially if you simply put the dryer on top of the washing machine).
If it bothers someone in 15 years, the rooms could certainly be combined during a bathroom renovation.
What kind of house will it be? What roof will it get?
The development plan doesn’t leave us much room ;) Gable roof with 45° pitch, knee wall between 1 and 1.25 (eaves height max 4.50m, which will be used to the maximum), dormer on the south side. Whether plaster or clinker brick is still under discussion, we tend towards white or yellow plaster with gray foliated windows, lots of outdoor lighting, stainless steel fall protection at the floor-to-ceiling windows (yes, run-of-the-mill... but it suits our taste and is OK price-wise ;))
If the storage room remains, maybe a skylight in the corridor?
Good point, a skylight should definitely find its place in the upper floor stairwell. Maybe an additional one above the bathtub?
I really like it too. Haven’t seen such a nice floor plan in a long time.
Is it from an architect?
Have you thought about the lighting conditions in the upstairs corridor? Maybe a clerestory window is a way to bring a little light into the dark.
Also, I would tend to an open staircase, because in my opinion there is always a bit more light coming into the upper floor than with a closed one.
Thanks a lot! The floor plan was created during a 4-week iterative process between the (very experienced) seller of the company and me. I of course don’t know what went on in the background, but I can well imagine that he had support in the form of an architect.
I actually haven’t thought much about lighting conditions upstairs in the corridor yet. A skylight would certainly be good in the stairwell, do you mean that with clerestory window?
I agree with you about the stairs, we also tend towards an open one. Problem: our dog currently does not go up open stairs, but I strongly believe we can teach him over time... We really like steel stringer stairs, but that’s certainly a price consideration...
Your praise aside – and not wanting to question the really good floor plan – but the floor plan itself is quite standard, isn’t it?
I totally agree with you. However, I see many “standard” floor plans that I do not like at all in terms of room concept and detail solutions. We also spoke with 2 independent architects who enjoy a good reputation in our area and made us a design -> that all looked “standard” to me as well.
But that is probably also on us, we simply like standard and communicated it accordingly. We always made it clear that we want no bay windows (only takes light and isn’t our taste), no conservatory (conservatory facing west or even south… not with me, I come from the north, I don’t like heat ;)), no quirky rooms, no 45° walls, but clear lines because we simply like it better.
