Pantry gone - becomes kitchen
Entrance storage room
Dressing room entrance

Where I
would swap living and kitchen.
I would only leave children alone in the pool once they can swim

I would change the staircase location

Consider giving up the basement or finding alternatives. Use the saved money to bring the facade closer to your wishes.

In the upper floor, reduce the hallway, reduce the balcony, add the missing study
On the ground floor, the storage room next to the study will be enlarged
Stylish pool house in the garden for equipment and storage for air mattress, inflatable goal, kickboard, and more

Damn phone typing. My finger is too thick.

I looked at the views again: those are venetian blinds indicated there on floor-to-ceiling windows: there IS DEFINITELY way too much window area for a bedroom. Light is nice, but the warmth of the sun stays in the room. You can’t get it out. You’d have to deal with technology again. And as already said: you don’t hang out in the bedroom to enjoy nice views. Give the kids that and that’s fine.
The room itself, and considering the facade could use a wall section here and there anyway, I would give the bedroom, if it stays upstairs, an east window. A balcony door, for sauna purposes, should probably remain. Forgo the south because: a normal bed would have trouble with the width in that position... it’s also always nicer to look at the bed when entering.
Switch version in HO/work area/guest: slightly mediate windows with the remaining ones to add some tension to the facade. But I would put the view in the foreground there.
Because it was criticized: the long corridor at the children’s rooms fits the house style, I don’t find it bad.
- Nice that lighting is also planned. But I find the amount a bit exaggerated. It’s only bright without an interplay of light and dark…
- The main outdoor seating area at the kitchen of 10 sqm I find too small again. We have 30... and it could use another meter. Or did I miss something there?
The whole terrace thing all around would be too much for me: you have to sweep it sometimes, dirt settles, etc. I would consider whether it could be accepted as living space ... kitchen/dining is rather neglected in terms of space ;)

I generally see it that way with large outdoor areas. In the brochure and when new, it’s always great, no question. But if it’s supposed to still look like that after years, you’re basically a slave to the house. ;) Ok, you can also have all that maintained. But these “home builders” are rather less active in forums.

Thank you for the answer. We now have the bedroom in the south and it has never been a problem. Do you mean because of the heat in summer? We always ventilate before sleeping and then it’s no problem. Moving the master bedroom to the ground floor is out of the question for us as a family – one child sleeps very badly and that would only cause stress for everyone. I think that by separating the parents’ and children’s rooms (whether by hospital/kindergarten corridor or something else) there is hopefully enough privacy. It's clear that you don’t stay in front of the window in the bedroom. But I enjoy getting up and having this view. And on weekends you can also drink coffee in bed for half an hour and enjoy the view. If the bedrooms face north or east, then the neighbors look in.

You are right there, definitely something can go from the balcony.

We have already considered that, but I think we would be making a mistake. The living costs here are high and I would prefer more space in the garden. The basement is expensive but with 5 people a lot adds up, even though we are very minimalist. Skis, sports equipment, hiking boots, winter boots, rubber boots, children's clothes from the first child that the third child will get, and so on. Technology and utility room as well. Having to accommodate all of this on the ground floor/outside would drive me crazy! Most houses here have basements and I think future buyers in this price range would also expect that.
