Is that now 160sqm + basement? For the Stuttgart suburbs I have learned that different construction prices apply than, for example, here in Brandenburg. Therefore, one should calculate 3,000 € * 160 = 480,000 € + basement easily 100,000 €. So we are at about 600,000 € + additional building costs. But that was not the question.
What I personally would not like is if people first had to walk through the kitchen to get to the living room. The kitchen must of course ALWAYS be spotless, because guests always walk there first.
I would also leave out the pantry, instead build the kitchen in an L-shape + the probably desired island. Otherwise, I find the living room quite narrow with 3.77m.
So the area according to our calculation is about 130m² plus the basement. Is that still too optimistic? We have received a cost estimate of 460,000 € from the company, but of course some extra costs come on top everywhere, so we have to be disciplined. The idea with the L-shape basically sounds good, but my wife values the pantry. But thanks for the suggestion. Yes, the living room is narrow, we know that. As I said, in a previous floor plan the kitchen was where the living room is now and that was too little space for the kitchen for us. We are not entirely sure what the optimum is yet.
This is a very conservative, unobtrusive design reflecting the spirit of the times, which is practical and well thought-out. If that suits you, great.
It’s a matter of taste. It also depends on what you get to see out of the window. I like a large open connection from inside to outside and prefer lots of light, so I generally like floor-to-ceiling windows.
As writes: leave out the pantry and build an L-shape.
I wouldn’t like the toilet right next to the bathtub. Give up on the outer symmetry of the windows. Then you can place a T with a separate toilet and shower where the bathtub is now and move the bathtub to where the shower currently is.
I agree with that this is optimistic.
Despite the square floor plan, I see very little wasted space except for the typical “waste” between the cooking and dining area. Also, the entrance area has reserves. But a generous entrance is also a nice feature. So a matter of taste.
I don’t see it right now unless children share a room or the parents move into the attic or someone has to go to the basement...
As a guest, I feel very comfortable in a busy house with relaxed hosts. Whether there is stuff lying around in the kitchen or not really doesn’t matter to me. As a host, I can comfortably welcome guests even if it’s not spotless. Those who also don’t stress about it don’t mind the kitchen’s central location. (Our entrance is combined with the laundry room – sometimes this comes as a surprise but nobody has ever complained about it...)
Yes, basically we see it the same way with the light. Next door is my wife’s parents’ house and behind that comes the street. The suggestion with the bathroom appeals to us very much.
