We would like to sincerely thank all of you for the comments.
We would love to respond to each post individually, but that would certainly become a bit confusing, so in this post we will try to summarize the most important points:
The following main topics have been identified from your comments:
(Please let us know if we have missed any)
1. Children's room next to the open space / open space itself
Regarding the neighbors, the building window, and the house/garage size as well as the positioning on the property, we will very likely post an update next weekend.
Planning the children's rooms adjoining the open space has meanwhile been commented on by some as impractical. We will take another look at this and consider it in the next update.
2. Budget / Costs
The topic of costs is not simple, with many different factors playing a role.
You are right, we will probably exceed the estimated costs.
We would like to focus on your experiences and ideas for optimizing the floor plan in this forum.
3. Dining area too tight
We will also try to optimize this in the next update.
4. No children's bathroom
We have discussed this point very thoroughly and decided against it consciously, nevertheless, thank you very much for the suggestion.
6. Architect
We are in talks with interior architects, unfortunately, they are very busy.
Could you recommend any architects / interior architects who would suit our building project?
7. Questions:
7.1
In principle, little planning has taken place here, just rooms lined up next to each other. In chic sizes, which definitely does not reflect in the budget.
Nobody wants an 8-meter-long hallway… but a bottleneck in the dining area instead
We have already addressed the budget issue, but we would be very happy about a concrete suggestion on how not to simply line up rooms one after another.
7.2
Please draw furniture to scale in every room and consider movement space
We will try to include this in the next update.
Large empty space in the living room
The window in this area is to become a seating window. The fireplace is to be placed on the exterior wall after the seating window, which does not yet fit with the drawn window sizes; we will show this in the next update.
Where is the terrace planned?
That depends on which one you mean. A terrace is planned on the garage roof, which is primarily to be accessible from the utility room so that we can also dry laundry outside without having to carry it through the whole house to the garden.
We are considering creating an access from the bathroom as well.
The terrace in the garden will be located behind the open space and is to be accessed from the kitchen.
7.3
It’s a compromise between light and noise.
Pretty and bright for living, but also loud because of sound.
Personally, I also hear the TV from downstairs when I’m standing in the bathroom upstairs, louder than the TV in the bedroom which is practically next door (tested). When two people live together, they can coordinate, …
Could you please show us your floor plan so we can see how large your open space is and how the living room is arranged in combination with the open space, bedroom, and bathroom? That would greatly help our understanding. Thanks in advance!
If we have not answered any questions, please point this out to us once again.
We look forward to your feedback and wish you a pleasant weekend.
