I tend to overlook this granny flat idea... but here I have to smile: You seriously don’t want to let traveling project workers sleep in your house and use your toilet?
Regarding the question: no, as drawn there is no granny flat with a kitchenette and separate entrance to be seen here.

We would like to sincerely thank all of you for the comments.
We would love to respond to each post individually, but that would certainly become a bit confusing, so in this post we will try to summarize the most important points:

The following main topics have been identified from your comments:

The window in this area is to become a seating window. The fireplace is to be placed on the exterior wall after the seating window, which does not yet fit with the drawn window sizes; we will show this in the next update.



That depends on which one you mean. A terrace is planned on the garage roof, which is primarily to be accessible from the utility room so that we can also dry laundry outside without having to carry it through the whole house to the garden.
We are considering creating an access from the bathroom as well.

The terrace in the garden will be located behind the open space and is to be accessed from the kitchen.

Could you please show us your floor plan so we can see how large your open space is and how the living room is arranged in combination with the open space, bedroom, and bathroom? That would greatly help our understanding. Thanks in advance!

Thank you for the hint. We cannot and do not want to force anyone to participate in the discussion, but we ask for your understanding to leave the topic of costs out of the floor plan discussion. (Note: We have discussed this construction project with several construction companies and have several cost estimates. We are aware of the repeatedly mentioned additional costs and have also discussed these with several banks regarding financing.)

I cannot find the granny flat.

Why does one plan a rental in their single-family house?
You don’t make money from it; with such a huge house, funding is not necessary.

Single-room worker hotels are not in demand.

Forget that quickly, construction discussions without a budget are futile philosophy. What use is the suggestion of a cheaper bathroom door swinging the other way or a different TV corner sofa configuration when one or two hundred thousand euros have to be saved before the comma?

Maybe they all "calculated construction-side" essential things to the same extent?
That would be nice if a low spread between offers already proved their truth ;-)

If you can easily put up 200+ K EUR in addition to the costs mentioned so far without breaking a sweat, then everything is fine. Otherwise, the floor plan and especially its optimization are inevitably linked to the budget, even though builders repeatedly want to divide this unit.

Otherwise:

Unless I have overlooked something very important here, you will not get permission for this, because roof terraces in particular, unlike garages, violate the clearance area.

Note: Don't look for an interior designer, because you are still light years away from the questions that need to be answered by one. Instead, look for an "exterior" architect who can estimate realistic costs for you.
