The upper floor is a disaster for the children with the open space! Otherwise: you can eliminate many bottlenecks through size, but you can also unnecessarily inflate an urban villa. Here, it’s just under 300 sqm… while I already consider 180 sqm a bit too much if you are working within a normal budget. Basically, little planning has gone into this, but rather the rooms are just lined up next to each other. In fancy sizes, which definitely does not reflect in the budget. No one wants an 8-meter-long hallway… but a bottleneck in the dining area instead. Please have an architect or the draftsman of the general contractor create a down-to-earth realistic design that is also reflected in the budget. That can then be discussed.

You are basically taking away the best room in the house with the air space. In terms of soundproofing, you need to invest more in better, denser doors, then it’s not a problem. However, the budget is by far not enough...

Whether it’s really that nice is certainly debatable – but directly next to the kids’ rooms is simply not practical, soundproof doors or not (especially since many small children go through phases where they don’t want to sleep with the door closed).

I wouldn't put the children's rooms directly in the gallery either, but still I don't plan the house according to phases of toddlers. You have to make compromises with every floor plan. Every apartment, every penthouse in the mio. € range has these "problems"...

Okay, it seems we fundamentally have different opinions. I find life with babies/toddlers/children/teens exhausting enough, I don’t need to plan additional (predictable) problems into the home. ;) But I think I understand your point. Still, something like this should at least be considered, and I don’t know if the OP has seen the possible problem. Ultimately, it’s her decision anyway, I just wanted to at least point it out. :)

That may be, but in this price category (unless it’s properties in the high-priced cities) you have much more leeway. There, a children’s wing really is a separate wing. And not just a door away. If, however, it is then written: What don’t you like? Why? Price estimate according to construction company: approx. 550,000 Then you really don’t need to discuss this design in this size and layout.
