I can only speak from my experience. I had something like that and after a short time it bothered me so much that I have since closed the LR. Reasons: unused living space, heat rises upwards, no privacy, etc.

Wow ... such an insane size and no kids' bathroom. I call that economically planned ... :D Am I seeing that right? Are the living room and kitchen facing north?

My sister-in-law lives with her husband and two children in about 300 sqm. That gives the word "long-distance relationship" a new meaning. The parents are already (almost) counting the days until the kids move out so they can reduce their space to less than half.

Now don't forget: with the size usually also come (cleaning) effort and (operating cost) expenses. How are the chances of a possible later resale with such a size?

Regarding the neighbors, the building window, and the house/garage size as well as the position on the plot, we will very likely post an update next weekend.

Some have meanwhile commented that planning the children's rooms adjacent to the open space is not practical. We will take another look at it and consider it in the next update.



The granny flat is intended to meet the KFW requirements and be rented out to students / traveling project workers or possibly later to relatives.



It is not a shell house. The topic of costs is not an easy one and involves many different factors. You are right; we will probably exceed the estimated costs. We would like to focus on your experiences and your ideas for optimizing the floor plan here with you in this forum.
