It’s also planned so big because you need more space with children. Or think you need >200 sqm. But if I’m only planning for myself, then at 55 and older for two people and occasional guests, I have a palace with many non-functional rooms.

I know what you mean and I think it’s definitely a matter of personality. I have two children myself (one is a baby) and I actually manage the compromises quite well. But I also grew up in a small apartment where there was noise from all sides. The light, especially in winter, that additionally falls into the open-plan room through the gallery is just great, yet I would most likely not make an open space anymore ;)

Well, yeah. But as you say, there really is no need to discuss it. The budget wouldn't be enough anyway.

I wonder how bottlenecks can occur with the floor area. To balance house and budget, it has to be reduced in size. I estimate that with the garage, outdoor area, and equipment (which will probably be upscale) it will be more likely seven figures than six figures. Please draw furniture to scale in every room and take movement spaces into account. I think the cloakroom is great. At the entrance and pleasantly spacious. There’s nothing worse than having to hold your stomach in (to get past the coats) while climbing over the pile of shoes. The entrance is symmetrical in the middle and provides every parcel delivery person with a view through the house, over the dining table, all the way to the pool in the garden. The pantry offers relatively little space if the freezer goes in there. The hallway is large according to the size of the house. The dining area between the wall and the chair will be very tight. Large empty space in the living room. The kitchen will be very large. The upper floor hallway and the open space have already been mentioned. Where is the terrace planned?

Visited many model homes, seen many floor plans, and unfortunately taken so much from all of them that the size of the house has swollen considerably. I agree with the estimate that the budget expectation is set 200 kEUR too low. I would also theoretically agree with the criticism regarding the open space, but that will no longer be up for discussion if the budget gap is to be healed. The drawings are quite decent, and I am at least pleased by the clearly recognizable willingness not to ruin the house with facade symmetry raised to a golden calf. But the floor plans still contain too much of a drive for symmetry. As a second blow after the open space, I would add that corner windows are also a candidate for budget-conscious cuts. As always, I suspect a lot of potential in the ingenious coup, as well as in dispensing with the nearly square basic shape. More details after the autopsy ;-) (meaning: a cadastral excerpt and/or aerial photograph of the property is missing). By the way, the garage needs its own exterior wall.
