Floor plan optimization living area

Without evaluating door strikes and storage options: In version 1, the (main) dining area is too far from the kitchen. The counter is not really suitable for homework and such, so V1 would be out for me. Version 2: dining table completely undervalued in a corner of a room that offers much more possibilities than a show kitchen and a children's dining nook. Swap kitchen and dining area! The rest will follow.

But the entrance/hallway is also in the basement, would you leave a clear height of 2.32 there?

I'm not sure how that relates to the window height. Assuming we go up to 2.7 in the ground floor and 2.8 in the upper floor, I would have to raise the windows in the upper floor by 10 cm as well, wouldn't that look asymmetrical? Or will no one notice in the end?

We have about 235 cm clear room height in our condominium and it bothers me enormously. In the small rooms it's half as bad, but in the living room + open kitchen (together about 40 sqm) it just looks stupid. The bigger the room, the more of the ceiling you see.
In our future house, the living area MUST have a minimum clear height of 2.6 m.
Of course, the windows would have to be adjusted accordingly.
Once I was inside a very beautiful show house. The great large window front was only 2 m high. That immediately caught my attention and didn’t look good. I think you immediately notice the too low windows from inside, but not so much from outside.
But this is just my layman's opinion.

Hello everyone,

we have further developed both versions of the floor plan a bit. Unfortunately, we are still having trouble making a decision....

My thoughts on the two versions:

Version 1:



The living and dining area is very nice. In my opinion, it offers good possibilities for arranging the living area and furniture. Unfortunately, the cardinal directions don’t seem to be used optimally; the living room has southwest-facing floor-to-ceiling windows, but is located quite deep (which means little to no reflection on the TV). The kitchen is spacious but feels somewhat isolated. Also, we find it a bit unfortunate to have the office facing south towards the garden.

Version 2:



We really like the south-facing kitchen and dining area. The garden is fully in view and the south side is filled with lively rooms. In my opinion, the office in the north is better suited for work than in the south. The living room is also beautifully light-filled since it is not as deep as in V1 and has large southwest-facing windows. Overall, the cardinal directions seem to be used very well here. Unfortunately, the options for furnishing the living room worry us a lot. A large sectional sofa easily stretches about 3.5m, but the room only has 4.9m -> with a sideboard it becomes quite tight. We also do not like the idea of not having the sofa against a wall, and placing it in front of the windows would be a shame for the large fronts and the view. Despite the possible pantry, the floor plan seems to have less storage space.

Was the fireplace always planned there? No. I find it completely unnecessary in the corner. They used to do that with tile stoves... be that as it may. I think V2 is better for everyday life. I would place the sofa at the top of the plan and the TV on the bottom wall of the plan. If there is still a need for a cabinet, there is still space on the left side of the plan. What do you have so much of that you need to accommodate in the living room?

I also prefer V2. For me, the dining table belongs to the kitchen and not the living room. I think the sofa is well placed. I like it when the backrest serves as a separation. In V1, the dining table would be much too far from the kitchen for me.
