Separating the kitchen from the living room was very important to us. Exactly those arguments make the decision difficult for us. We have to reflect again and answer the question for ourselves what is more important.

Of course. But I find it looks nicer and calmer to place the TV straight on the wall and let the cables disappear invisibly through a conduit in the wall. In the case discussed, the back of the TV including the cable mess would greet me every time I come out of the dining room.

I would go with V2 and completely paint over the chimney, you won't miss it and the exterior will thank you!!!

I’m throwing a third solution into the mix. With plenty of storage space in the built-in closet and a cozy position for the sofa. I would never place the sofa with the backrest as a room divider because I simply don’t feel comfortable and sheltered there. In my version, you would have a view of the fireplace, the window, and the TV all at once, and the living room has a cozy, completely sufficient size.

I also think that’s very good. Especially the position of the sofa; I’m also more a fan of having a wall at your back. However, I think the passage would need to be somewhat enlarged, say to about 1.4m.

What I find negative is that the position of the sofa here is pretty final.

Would you have no concerns that the kitchen and dining area measuring 7.86x3.59 would feel narrow and elongated? After subtracting the kitchen cabinets visible at the back, it’s 7.26x3.59.

If it were possible ... I would consider shifting the staircase to the left side of the plan instead of the wall in @Würfel's version, placing the storage space to the right of the staircase and thus not having almost two hallways from top to bottom of the plan, but just one.

This makes the sofa area more private and the cooking/dining area more spacious.

I don’t like completely separating the living room. I actually find having different access points quite nice; I don’t always want to have to walk through the kitchen and dining room. Also, the way to the toilet feels somewhat awkward that way. The light coming into the hallway would also be affected. The connection between the kitchen and living room also brings in some of the evening sun.

We cannot simply move the staircase to the left. For that, it would also have to be moved on the lower floors; that will be difficult at the latest in the basement. Maybe we can gain a few centimeters; if we decide on a version with the large kitchen and dining area, we will definitely clarify with the architect how much can still be done.
