Floor plan of semi-detached house, 2.5 floors + usable basement

Hello everyone, I have revised the floor plan and used [USER=58334
    @K a t j a[/USER]'s suggestion as a starting point. I want to meet with the planner next week to discuss the floor plan with him.


      [*]Ground floor:

      [*]I have moved the stairs as far north as possible to have the largest possible children's rooms on the upper floor. I need to discuss the exact dimensions of the stairs with the planner.
      [*]Is the width of the WC too narrow?
      [*]I don’t quite like the bend in the kitchen in the living room but don’t know how else to solve it
      [*]we do not want to do without the carport

    [*]Upper floor

      [*]the open area north of the stairs will be filled with flowers or similar

    [*]Attic

      [*]the dormer has moved to the north
      [*]The bedroom and office have become one large room. The reason is that we want the dormer to be placed in the middle. I think otherwise it looks very strange from the outside. At first, we separated the rooms with a wall in the middle of the dormer. The office was on the left side, the bedroom on the right. But the bedroom looked strange because it only had one window (of the dormer) in the left corner. We do not want a roof window in the bedroom because otherwise you can’t sleep when it’s raining. Therefore, the division into one large room, which we actually like quite a bit. You can nicely relax here after the sauna. Generally, in our case, there is no problem having the office in the bedroom, it is currently like that and causes no problems. But of course, I am open to ideas on how to set up the rooms separately.

So a bedroom and office combined will not really work in practice. Usually, the bedroom is rather cool; do you want to work at around 18-19°?
A skylight is absolutely no problem, I have one, and if the rain bothers you, you can simply lower the external blind, which also helps to reduce the noise.

How high are the ceilings? 15 steps are a bit few? Otherwise much better than your first draft.

OK, I will evaluate that. Clear height should be 2.50m, if I’m correct the floor-to-floor height including floor should be 2.90m. Someone posted a picture with the standard stair dimensions here in the thread, I just adopted it but will clarify the details with the planner. I’m also unsure about the floor height. I will post the planner’s proposal here once I have it. I would prefer a landing staircase. But that probably wouldn’t fit anymore, because it has a greater depth, right?

... before everything is repeated and rehashed in [the Green]: has it now been said or is it stated anywhere how close the garage is allowed to be to the street?
