I find almost everything not good. The entrance area narrows and is therefore not inviting. The "niche" for the tall kitchen cabinets can be arranged differently. The slanted angled wall is old-fashioned and unnecessary here. The kitchen is very far from the terrace (the terrace belongs to the kitchen // older apartment buildings with living room on the balcony...). The bathroom on the upper floor is too small. Basically, it could use 2-3 sqm more. Otherwise, the layout is not reasonably feasible with these dimensions. Throw out the T and think about where visual or water protection as well as space is necessary to what extent. The toilet needs at least more than 70cm to be comfortable. I find the children's rooms relatively too large. It would be nice for both to have a south and garden location. The attic floor was also not nicely divided. The entrance to the bedroom is more bad than good as a room stub – and yet you run into a too small wardrobe. The first thing I would do there is enlarge the hallway or omit it entirely and possibly create closet space under the sloping ceilings as walk-in units. Overall, I have the feeling the planner arbitrarily had 1,2,3 corners and slanted walls left and puzzling is not their strength. There is enough space, but it is not used nicely or functionally. If money is available, I would consider an outdoor staircase or a more comfortable indoor staircase for the bikes etc. The current one with 1.73 RBM is already very steep...

Oh yes, for example not adjusting the measurements.

But one has to admit that something is being nitpicked here, whereas 4.50 (or thereabout) is almost luxury. Yes, you can’t park 1.77 at 1.80, then the outside mirror is the issue, but that fits better than many other things. My opinion.

- Do you have an idea how we could better arrange the niche?
- It is important to us that the living room is "closed off" to shield us from the "noise" of the children. Hence the angled wall in the first place. The idea of not making the wall perpendicular was to lose as little space as possible in the living room and to make the walls less "dominant." Unfortunately, we have no experience of how much noise from the children upstairs is actually heard. Is the wall possibly unnecessary at all? How would you alternatively plan the wall?
- To the right of the kitchen is immediately the carport; I do not see how the terrace could be placed further south. The distance to the terrace does not really bother us either.
- I also saw the problem with the bathroom and you have basically confirmed it.
- We would like both children's rooms to be in the south. If we place both rooms in the south, the left children's room becomes too small because of the group. Personally, from our own experience, we find a youth room with at least 24 sqm optimal. I know this is a luxury problem, but it is still important to us.
- What changes would you make to the staircase?
- I will take the idea of the enlarged hallway and the walk-in closets with me.

Diplomatically put, where it neither stands out unpleasantly nor even disturbs. Personally, I would also avoid a niche in a U-shaped kitchen, as it is very limiting. In my opinion, it does not add value. A door can also fit into a straight wall. I would rather be concerned whether the kids can sleep despite the TV in the ground floor. Straight. Then the stairs could also be used practically. Because now – no matter where the stair start is, since you are building with a basement – the slanted wall either obstructs the way into the basement or the way upstairs. With a slanted wall, where exactly is the gain in space now? I think this is an attempt to disguise something that the planner has not really succeeded with. When you also consider this together with the stair approach, I find what has been delivered really bad. ? The terrace is in the south; the kitchen should swap with the living room. You do not live in it yet anyway. I have already said: A lot with the stairs has not worked out. It is probably better placed at the north gable wall. Oh no, you have a third gable. But I will question everything anyway — slanted wall living room, stair size... Minimum dimensions can be seen here:

As one could more or less read from my second post, there was a thinking error on my part. Single carport = normally well below 4.50 => you can no longer get through next to it with a bicycle. We've had such floor plans quite often before. What remains in the end will definitely be enough space, but it is certainly not as wide as it sounds with 4.50.

The first word that comes to mind with this plan is "loveless". Then I wonder why the width of 9m was set? Is that part of the building envelope in the development plan? What are the regulations for ancillary facilities? As a child, I would be quite embarrassed if my parents squeezed under the sloping roof in the study and bedroom while I myself live in a 27sqm dance hall. But okay.

Can you explain more precisely what you mean by "loveless"? What changes do you recommend? The max width is specified in the development plan.
