Here's a recent example from Munich:

"Only loosely related to the topic, but might interest some of you. I'm moving and saw how my current apartment was advertised.
59 sqm, 2 rooms, tiny bathroom without a window, 1,650 cold rent, which corresponds to a price of almost 28 euros per sqm. Within a very short time, 3 viewing appointments with potential new tenants."

Everything is being rented out and what is happening in some regions is just sick.

Aside from the price, I think 59sqm for 2 rooms, kitchen, and bathroom is okay; but 4 rooms on 70sqm, that has nothing to do with quality of living for me...

And all the example exposés have over 80sqm for 3 rooms, here 4 rooms are supposed to be squeezed into 70sqm on the upper floor (balcony/terrace left aside). And, as already mentioned: 30sqm are not the same as 30sqm. With a square floor plan and three doors, there simply isn’t much space left to put anything anywhere...

I am not familiar with the requirements, but the exposés include a basement room, and in my example, there is also the attic, which serves as storage space.

Your comments have prompted me to revise the floor plan for draft 1.

The mentioned advantages (separate access to the room, wardrobe option, and the space in the living room for TV/living wall/wardrobe) represent a real added value.
Changes to this: shifting the walls in the bedroom and kitchen/dining/living area and slight widening to create space for a 2.70m wide wardrobe in the bedroom, bathroom with shower only, extending the house by 60cm to provide more space in the kitchen/dining/living area, shifting the balcony/terrace and the balcony/terrace doors.

This should now be practical, even though it is still not overly generous, of course.
Do you have any further suggestions?

Ps: For the apartment on the ground floor, which currently has no direct storage room, I have considered creating storage space under the stairs (closed staircase, lockable door) so that at least some space is available for water crates/vacuum cleaner/etc.

How about an external staircase? You don't have a basement, so you won't lose that many square meters. A nice iron staircase on the outside of the house and you'll gain a lot of square meters both upstairs and downstairs.
