Does it absolutely have to be a 3/4 room apartment? A room with less than 10sqm is more like a rabbit hutch...

I would probably make a more generous 2-room apartment with a kitchen and bathroom outside.

Otherwise, I prefer draft 1 because it doesn't have a walk-through room, which I always find a bit unfortunate. Does the utility room have to be around the corner? Otherwise, the niche could be used as a storage room for the apartment.

But overall, I find both drafts too cramped and tight. As I said, give up on one room and create nice, livable rooms where you also have a real chance to create enough storage space. Personally, for example, the closet in the bedroom would not be enough for me, and for two people, it would be three times as insufficient. And there is nowhere else to put another closet.

Doesn't every apartment have to have at least 6 sqm of storage room/area?

Which program can be used to create such exposés? (purely out of interest)

In your examples, for instance, the open plan area in apartment 1 is easier to divide. In apartment 3, it is just as difficult to divide as in your design, and in apartment 5, the room is larger but also easier to divide.

5x6 m are really harder to furnish and arrange than, for example, 4x7.5 m ... both, however, result in 30 sqm.

And if 5x6 m like in your version are basically still hallway (access to the second children's room), then they are not really 30 sqm either.

Basically, I find it quite cheeky to draw a 3-seater sofa with space around it in an exposé or a public floor plan when there's barely 270cm left for everything with a sharp pencil.
70cm for the kitchen unit, 120cm for the workspace, a dining area for 4 deserves a 140cm table, leaving only 270cm for the TV corner with a 3-seater sofa.
That's pure deception! :(
