It doesn't get more compact than this, any death is still dying. Since the bathroom and small room are basically fixed, there's always quite a long way to go. Unless you install a guest toilet after all, then you end up annoyed again that you're sitting on the throne right next to the living room.

Whoever has the ultimate solution will get €100 in cash.

By the way, the "long way" is 6m and it doesn't go through the living area, only past the dining table.

The advantage of the whole thing is again that no room (except the bathroom) is located next to the staircase.

Well, I see the closet here on the bottom wall of the plan, I also furnished it afterwards. But the living room is actually not generous with 12 sqm.



I think that's probably still the most sensible. The bedroom is correspondingly smaller, so the living room is larger.



Oh, you have to keep things in perspective sometimes. The apartment is occupied alone, daughter comes to visit... so you can always enjoy the open space you walk through.

Hmm... in the first one you have 4.80 width for the living room, but in the second one, only a narrow 2.40 for the dining area. The staircase is thus hardly accessible, and the roof terrace is used very little. I would actually suggest mediating exactly how much furniture you really need. On the one hand you, on the other a family of three (possibly for sale). For a wardrobe, I always, always, always advocate reserving at least 320 cubic meters so that a standard 3-meter wardrobe fits. The guest WC now has the door open towards the cooking and dining area - that might feel uncomfortable for guests. Less so for you alone, but you probably don’t really need this room. Regarding the dining table: I would realistically reconsider whether the table has to stand across like that. Do you have many visitors? I find it appropriate to place it with the narrow side against the wall. The fact is that in an apartment you usually only have a manageable length of max. 1.60, which you can extend if needed. With many visitors the table can also be rotated (as it is positioned here now). Regarding the living room: where is the SAT/LAN socket supposed to go? That should be reconsidered. I would also consider the sofa standing against a wall. In apartments it doesn’t have to be an ultra-wide sofa. I would think of the back wall of the wardrobe wall and thus place the TV in the lower left of the plan.

I would not choose the last option. 2.4 m of space for the table is, in my opinion, far too little: 0.7 m of space for the chair with situational distance to the table and 1 m table -> no space left at all. :-(

I have revised your floor plan without the WC. I was missing some storage space, for example for a dresser in the dining area or something like that. -> smaller table as suggested, and it turned out that I made a closet room from the free area with the shaft at the bottom center of the plan. There, an ironing board and vacuum cleaner can also be stored, so that kitchen items can go under the stairs and this and that can go into the larger storage room. This then creates a space in the bedroom for, for example, a desk, but also in the dining hallway another wall for a cupboard.
