Hello Yvonne,

thank you, that looks good and gives me another idea regarding the furnishing and thus also the position of the windows! Which program did you use to draw that? Is it freely available?

I have meanwhile thought a bit more about the bathroom. An apartment without a bathtub is probably definitely harder to rent out because some people would at least like to have the option to take a bath (winter, cold, etc.). Therefore, I have shifted the walls a bit again and generated two variants. In the first variant, everything just fits into the bathroom. That’s why I shifted more again, and with that the bathroom becomes a bit larger (assuming the technology still fits in the remaining space). However, there is no longer any space for the door to the kitchen/dining/living room. (The children's room also becomes minimally smaller.) My question: What would you prefer? The door from the kitchen/living room (to keep odors from the rest of the apartment) in variant 1 or the larger bathroom in variant 2?

I can't see the drafts now because my iPad isn't loading the photos, but you should think about the target audience. I probably asked about that before, but received no response.
As a landlord, you can't cater to every target group. Therefore, you have to consider how sensible a bathtub or a better-equipped kitchenette is. There is no all-in-one solution in the real estate sector.

I’ll throw this in again: why three rooms? For three people, the whole thing is more than tight. Why not target singles or couples and then have more homely and well-furnishable rooms? You have to consider, even if Yvonne has now shown you a possible furnishing, that doesn’t mean your potential tenants will have exactly those kinds of furniture and then it becomes problematic.

2.7m of wardrobe space is still not generous (for me that would be too little, you also have bed linen, possibly summer bedding, towels, ski gear, winter coat, etc.)

Personally, I wouldn’t rent these apartments, not even as a single. The same goes for larger rooms, a somewhat more comfortable bathroom (because then it can become big enough to actually move around in) and sufficient space for additional storage, and the situation looks different. If I have followed correctly, there is no cellar but possibly space in an attic, right? Is it freely accessible, meaning without having to fold down an emergency staircase?

As already said: I wouldn’t see 3 people there either. As a landlord, I also wouldn’t take 3 people, because 3 people wear down a tight space more intensively ;) However: if I now look at this apartment as a single and ignore that I don’t like other things, I would probably have to go for a smaller sofa, since I can’t afford a larger living space anyway

I also dared to try ;) ... just under 71 sqm. On the upper floor, there is an additional storage room in the hallway.

Living/Dining/Cooking is now only about 27 sqm .. but in my opinion, it can be better furnished.

In any case, a 350 cm wardrobe now fits in the parents' area. In the hallway, a 200 cm wardrobe fits (vacuum cleaner/ironing board/mop and miscellaneous) and an open coat rack at the entrance.

Bathroom with tub and shower, washing machine right at the bathroom entrance under the extended washbasin countertop.

Unfortunately, , you don’t explain what your main target group is.
