I still do not see storage rooms in all apartments; in NRW, at least 6 sqm per residential unit must be demonstrated. Laundry is probably intended to be dried in the apartment or on the terrace/balcony. Do you plan to include a ventilation system? Where do you plan storage/parking options for bicycles / strollers / walking aids, etc.?

Basically a good idea, but I don't want to haul my household upstairs over an iron staircase during a move (possibly in snow and rain)... I also don't know if that's allowed (doesn't it have to be covered then? Like some kind of attached stair enclosure??? Something like a covered walkway)

The external staircase would of course be good, but I also share the comments from Climbee

Also, this staircase would have to be within the building plot. So you don’t necessarily get that in either....

Here in BW, we have to provide proof of two covered bicycle parking spaces for each apartment, which also allow the bicycles to be securely locked. So we either do this with a corresponding garden shed or with a canopy and a fixed bicycle pole, bracket, or similar.

Well, a combination of a 3-seater, 2-seater, and armchair certainly won’t fit there. You can also make the dining table smaller. And I don’t see the access to the balcony either.

However, I wonder under what conditions you are operating. It’s probably not about BT houses, where you only want to change the floor plans? And which target group do you want to address?
If I were single and looked at this apartment in reality, I would ask myself where there is space for a sofa.

No, why? Here we have many attic conversions with attached stairs, certainly without a roof ;)

I gave it a try, and I have to say that furnishing it is possible. However, I wouldn't fit three people into this living room. The furniture is standard size - kitchen is a placeholder
