I created a variant 3 ... Fireplace back where it was and the upper floor slightly adjusted accordingly.

320 for a double bed is a bit tight, so the bedroom and closet room were swapped. 214 cm for the closet room ... not very spacious, but it should fit. Whether the window must be at the top of the plan ... you could also continue the closets. So now there are 5 m of closets and a small dresser in front of the window.

Beds extended to just under 210 cm, youth beds widened to 100 cm. Rooms adjusted, the corridor at the bottom of the plan assigned to the children's rooms. All children's rooms are now arranged so that later 140 cm wide youth beds will also fit ;).

In the upper floor corridor at the top of the plan, a towel dresser for the bathroom is planned under the window, or this could also be used to store some bed linen for everyone.

Windows and bay window on the upper floor are now adapted to the ground floor.

Great! Thanks for your effort. I really appreciate it. I also experimented a bit today. Even with a different staircase shape, it doesn't get easier. Especially on the upper floor, I have my problems (bathroom, children's room, etc :-/). The stair entrance is at the bottom of the plan.

I find it hard to give up the second dining area. I imagine it would be cumbersome in daily life to always cover the lovingly decorated dining table to, for example, have breakfast. The option to move the only dining table into the kitchen and separate the living room for that purpose is an option.

Regarding the children's rooms/garage: what does one have to do with the other? The children's rooms don't get bigger if I make the garage smaller!? ... But I understand what you mean. The upper floor has to follow the ground floor, and we would definitely like to have 3 children's rooms.

Do you actually have the children yet? At least one or two? Or are they all still in planning? The desks in your last version are very small. In my experience, that is not enough.. and, as I said, with beds I would always work with an external length of 210 cm. Because to the mattress you still have to add the bed frame and in the rooms the plaster on the wall. In your last version, in my opinion, you also made rooms bigger (guest bathroom, bathroom) etc., which do not actually need to be bigger. The children's rooms, especially the largest one, actually do not benefit much from their additional square meters. And, in the hallway, you now have no storage options at all on the upper floor. Please be so kind and always include some wall measurements in the floor plans when you submit them. Then one can more quickly recognize the size relationships .. Thanks ;)

Well ... I couldn't come up with anything better for the family bathroom. One could extend the hallway to the exterior wall to gain storage space and reduce the bathroom.

The bathroom on the ground floor is just a gap filler. I'm not very creative when it comes to floor plans ;-)

You have an architect on hand for that. You pay him for his work! Tell him that you don't like the staircase that way. A floor plan should be at least almost perfect for oneself... Considering the amount of money invested. He should give you an example with a landing staircase against a house wall... That should yield an interesting result. The fine-tuning can always be done here afterwards...

I just quickly googled... Take a look at the homepage of GSE Haus for the house type P 145. Although it is larger in its basic form, you could get some inspiration from it... Well, but I would always let the architect work first. :)
